A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, CALIFORNIA RECOMMENDING A ZONE CHANGE
(ZC 75-3) AMENDMENT FOR THE PEPPERTREE NEIGHBORHOOD
TO CLASSIFY PROPERTIES WITHIN THE NEIGHBORHOOD AS
PUBLIC AND INSTITUTIONAL AND PLANNED COMMUNITY
(RESIDENTIAL).

(ZC 75-3) AMEND~.'%ENT FOR THE PEPPERTREE NEIGHBOPJ{OOD
TO CLASSIFY PROPERTIES WITHIN THE NEIGHBORHOOD AS
PUBLIC AND INSTITUTIONAL A~D PLANNED CO~'~-~UNITY
(RESIDENTIAL) .
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning. ~ommission finds and determines as follows
a) That a proper application was filed by the Irvine
Company to amend the Zoning Classification and.
-. Neighborhood Plan-for Peppertree Neighborhood, as
adopted pursuant to Ordinance No. 528, for the
portion known as Lot 1'16 of Tract No. 7813, to
authorize the development of a single-family resi-
· dential subdivision with dedication and improvement
of additional park land.
b) That the zone district boundaries are identified
by Appendix A, incorporated herein and a part
hereof.
c) That. a public hearing was duly called, noticed
and held on said application. -
d) That said proposed amendment classifies the existin~
and additional public park land as Public and
Ins ti tutional.
e) That an Environmental Impact Report has been certi-
fied for ~he underlying project related to the
amendment to the General Plan.
f) That proposed de~e!opment shall be in accordance
with the Subdivision Ordinance of the City of ~Tusti]
Ordinance No. 528 related to the development stan-
dards, Uniform Building Code, Fire Code, and the
policies of the City Council as administered by the
departments of the City.
g) That the proposed zone change is in conformance
with the Tustin Area General Plan as adopted.
2. ~he Planning Commission hereby recom~.,ends to the City
Council the amendment to the Zoning Ordinance of the
City of Tustin to designate Lot 115 of Tract No. 7813
and the portion of Lot 116 of· Tract No. 7813, as indi-
cated by Exhibit "B", as Public and Institutional, with
the remainder of Lot 116 to be classified as Planned
Community (Residential) ['Low Medium Density Residential-
5 du/acre], with said development to be in accordance
with terms and conditions of City Co~uncil Ordinance
No. 52 8. ·
