A RESOLUTION OF THE PLANNING COMMISS!ON OF THE
CITY OF TUSTIN GRANTING A USE PERMIT ON APPLI-
CATION NO. U.P. 75-24, OF AKINS DEVELOPMENT
COMPANY

The Planning Commission of the City of Tustin does
hereby resolve as fOllows:
1. The Planning Commission finds and determines
as follows:
a) That a proper application (No. U.P. 75-24)
was filed on behalf of Akins Development
Company for a Use Permit to allow the
construction of a professional office build-
ing within the CG-PUD (Commercial General -
Planned Unit Development) District for the
property located at 310 West First Street,
Tustin.
b) That a public hearing was duly called, noticed
and held on said application.
c) That establishment, maintenance and operation
of the use applied for will not, under the
circumstances of this case, be detrimental to
the health, safety, morals, comfort, or general
welfare of the persons -~esiding or working in the
.-'.. neighborhood of such proposed use, evidenced
by t~he following findings:
1.. That 'the development will be built in
conformance with the requirements of the
CG-PUD District.
2. That said development is in conformance to
~he Tustin General Plan.
d) That the establishment, maintenance and opera-
tion of the use applied for will not be injur-
ious or detrimental to the property and
improvements in the neighborhood of the subject
property, nor to the general welfare of the
City of Tustin, and should be granted.
e) Proposed development shall be in accordance
with t_he Zoning Ordinance and the development
policies adopted by the City Council, Uniform
Building Codes as administered by the Building
-Official, Fire Code as administered by the Fire
Chief, and street improvement requirements as
administered by the City Engineer.
f) That a request for exemption from the Environ-
mental Impact Report procedures has been filed
and approved.
2. The Planning Commission hereby grants a Use Permit,
as applied for, to allow the construction of a
professional office building subject to the following
conditions:

a) That final development plans be submitted-
for staff review and approval to include
landscape and building materials, irrigation,
lighting, signing, and plot plans.
b) That final plans incorporate the requirements
of the Building, Engineering and Fire Departme :s.
c) That the development of the subject Property
shall be done in conformance with all appli-
cable codes and standards, to include the City
of Tustin Development Standards (Resolution
No. 73-23), the Zoning Ordinance (Ord. 157) ,
the Sign Ordinance (Ord. 614), and the
Commercial General (CG) District requirements
(Ord. 654).
d) That the use of the building will be limited
to professional uses.
PASSED ~_ND ADOPTED at a regular meeting of the Planning
Commission, held on the 13th day of October, 1975.
