A RESOLUTION OF THE PLt~ViJING COT~ZISSIO:V OF THE
CITY OF TUSTIN GRANTING A USE PERMIT OPd APPLICATION
NO . U .P . 75-21 OF THE GULF OIL CORPORATIO''3 ,
The Planning Commission of the City of Tustin does hereby
resolve as follows: -
1. The Planning Commission finds and determines as
.follows:
a) That a proper application (No. U.P. 75_21) was
filed on behalf of the Guif Oil Carp, for a Use
Permit to allow the conversion of an existing
full-service gas station. to a self-service facility
with a freestanding po3e sign. Subject property
is on the north-eas t corner of Tustin Avenue anal
First Street, more particularly described as

b) That a public hearing was duly called, noticed
~~ and held on said application.
c) -.That establishment, raintenance and operation of
• the use applied for will not,-under the circum-
stances of this case, be detrimental to the health,
safety, morals, comfort or general welfare of the
.persons residing or working in the neighborhood of ~!
such proposed use, evidenced by the following
findings:
1)-.That additional landscaped planters will be
provided which will enhance the .site.
2) ~ That existing signing will be brought into
~ conformance with .the Sign Ordinance
(Ordinance ; 614) .
3) That approval of said request will bring the .
gas station into conformance with the Service
Station Standards.
d) That the establishment, maintenance anal operation
of the use applied for will not be injurious or
detrimental to the property and irlprovements in
the .neighborhood of the subject property, nor to
the ,general welfare of the City of Tustin, and
should be granted.
e) Proposed development shall be in accordance with
the development policies adopted by the City
Council, Uniform Building Codes as administered by
the Building Official, Fire Code as administered
by the Fire Chief, and stree t improvement require-
ments as administered by the City Engineer_
f) Subject, application is deterr_iined to be categor-
~.cally exempt from the requirement of an
• Environmental Impact Report as a Class 1

2. The Planning Commission hereby grants a Use Permit,
as applied for, to authorize the establishment and
maintenance of a self-serve gas station with a
freestanding pole sign, subject to the following
conditions:
a} That "final development plans be submitted for
staff review and approval to include landscape.,.
irrigation, and building elevation (including
colors) plans.
b) That a sign plan, pursuant to Ordinance r61n
(The Sign Code) be submitted for staff review
and approval, . indicating a pole sign not exceedin~~
20 feet in height, 32 square feet of sign area p~-F-
face, with the intensity of illumination not to
