HomeMy WebLinkAboutPC RES 1447 1 $ 4 6 ? 8 9 10 11 12 13 ~6 17 18 19 2O 21 22 23 2~ 25 26 27 28 ~9 3O 22 RESOLUTION NO. 1447 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN RECOMMENDING APPROVAL OF PARCEL MAP APPLICATION NO. 75-75 The Planning Commission of the City of Tustin does hereby resolve as. follows: lo The Planning Commission finds and determines as follows: a) That a proper application was filed for a Parcel Map (PM 75-75) to create nine (9) parcels on approximately 12.4 acres for a commercial- professional complex. b) That said proposal is in .accord with its Land Use Element of the Tustin Area General Plan. · C) That an Environmental Impact Report (EIR 74-3) was previously certified in conjunction with Use Permit 74-9 authorizing development of the subject. property. , ?i.i~. ~i. The Planning Commission hereby recommends to the city~? ~- Council approval of Tentative Parcel Map No. 75-75 subject to the following conditions: a) b) c) Conformance with all conditions of Resolution No. 1409 dated September 23, 1974 granting Use Permit No 74-9 · Dedication of all street right-of-way along 17th Street and Yorba Street as required by the City Engineer. Annexation of said area of Parcel Map to the Tustin Lighting District, with proof of submission of said annexation papers to the County Surveyor's,, Office required prior to final approval of Parcel Map. d) ~) Installation of marbelite street lights and underground conduit as required by the City Engineer. Submittal of street improvement plans for approval and installation of all street improvements in- cluding street paving, curb and gutter, sidewalks, driveways, street trees, traffic signal relocation, storm drain facilities and pavement striping as outlined in the Public Works Improvement Standards. Any phasing of street improvements will require approval of the City Engineer and submission of a phasing plan. f) Submission of a hydrology study for subject map. g) Sanitary sewer and water facilities shall be provided to all parcels. 1 2 $ 6 ? 8 9 10 13 14 15 16 18 19 2O 26 3O $1 32 h) That all utilities shall be installed underground with no additional overhead poles to be set within the property or adjacent to street right-of-way. i) That all on-site and off-site improvements shall constructed in conformance to the City of Tustin standards and to the satisfaction of the City Engineer. j) Prior to the sale or lease of any of the subject properties, a full and complete set of reciprocal agreements shall be submitted to, and approved by, the City Attorney. k) Development of the various properties shall be in conformance with an approved Master Plan for Development. 1) Final approval by the City Engineer and recordation of the final map.
