RESOLUTION NO. 1444
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
TUSTIN, RECOMMENDING APPROVAL OF TENTATIVE TRACT NO. 8760
The-Planning Commission of the City of Tustin does hereb~
'esolve as follows:
1. The Planning Commission finds and determines as
follows:
a)
That a proper application has been filed for
Tentative Tract No. 8760 by Mr. A. A. Sugarman,
pursuant to Ordinance No. 651, for a 7 lot sub-
division housing 25 dwelling units in 7 structures
on a 2.4 acre parcel in the R-4 District.

b)
That subject Tentative Map was reviewed by the
County of Orange and approved prior to annexation
to the City of Tustin, and was given a Negative
Declaration of Environmental Impact.
c)
That the subject' property was created by a
Division of Land No. 1407 and Parcel Map 50-34,
approved with conditions by the County of Orange.
d)
Park land dedication in-lieu fees shall be paid
to the City of Tustin pursuant to Ordinance
No. 635 as a condition of a final map in con-
formance with subject Tentative Map.
The Planning Commission hereby recommends to the City
Council the approval of Tentative Tract Map No. 8760,
subject to the following conditions:
a)
Conformance to all conditions of approval of
Division of Land No. 1407 and Parcel Map 50-34 as
processed through the County of Orange.
b) Dedication of all street right-of-way as required
by the City Engineer.
c) Provide for sanitary sewer and water faCilities to
all lots.
d)
Provide for sanitary sewer facilities via city_' ~
sewer to the structure on Parcel 2 of Parcel Map
50-34 and all appropriate easements to accomplish
the same.
Annexation of said area of map to the Tustin
Lighting District. Proof of submission of said
annexation papers to the County Surveyor's Offic~.
shall be required prior to final approval of
tract map.
f)
Submittal of street improvement plans for approval
and installation of all street improvements in-
cluding street paving, curb and gutter, street
trees, sidewalks and driveways as outlined in the
Public Works Improvement Standards.

g) Installation of marbelite street lights and
underground conduit as required by the City
Engineer.
h) Installation of all utilities underground with no
additional overhead poles to be set within the
property or adjacent to street right-of-way.
i) Conformance with the Subdivision Ordinance
(Ord. No. 651) and development standards of the
City of Tustin.
j) Final approval of map by the City Engineer.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 27th day of May, 1975.
