RESOLUTION NO. 1426
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
TUSTIN APPROVING A CONCEPTUAL DEVELOPMENT PLAN FOR
PHASE II OF THE TUSTIN-IRVINE INDUSTRIAL COMPLEX
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines as
follows:
a)
That Ordinance #611 of the City of Tustin and
Section VII of the Planned Community District
Regulations (March 1974) for the Tustin-Irvine
Industrial Complex require Planning Commission
approval of a Conceptual Design Review Plan to
determine that proposed development is in con-
formity with both the intent and provisions of
the ordinance.
b)
That a Conceptual Development Plan was reviewed.
and' approved by the Planning Commission for
Phase I of the Industrial Complex, consisting
of the area northerly of Walnut Avenue, on
June 10, 1974.
c)
That the Planning Commission on January 23, 1975,
did review a Conceptual Development Plan for
Phase II of the industrial complex., being that
area southerly of Walnut Avenue, and found said
plan to be in substantial conformance with the
intent of the Commission and Council as specified
by Ordinance No. 611 and the Planned Community
District Regulations.

The Planning Commission hereby approves the
Conceptual Development Plan for the Irvine Industrial
Complex, as illustrated by Exhibit I, attached hereto
and a part hereof, a's amended by the Planning
Commission, with the following stipulations and
requirements:
a)
That the total land area shall be included
within a tract map or maps, and no part shall
remain "not a part" of the subdivided lands.
b)
Conformance with said conceptual design plan
shall be the basis of approval of tract maps and
development permits within the complex, in
addition to the specifications of Ordinance
No. 611 and District Regulations.
c) Amendment of the Conceptual Design Plan, as
submitted, to include:
1)
A bicycle path along Dow Avenue, inter-
connecting between Jamboree and Myford
Roads.

2) Landscaping of the first ten feet (10')
rear of the curb line of land abutting
any dedicated street or roadway within
the area designated as an "avigational
easement," with landscaping to be
accomplished at the time of deVelopment
of any adjoining parcel, subject to con-
formance with the stipulations of the
Navy Department related to avigational
safety.
3) The submission to and approval of the
Planning Commission of agreements for the
use and maintenance of land designated
for "avigational easement."
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 27th day of January, 1975. ·
