RESOLUTION NO. 1424
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
TUSTIN GRANTING A USE PERMIT ON APPLICATION NO. U.P.
74-17, RALPHS GROCERY COMPANY
The Planning Commission of the City of Tustin dOes hereby
resolve as follows:
1. The Planning Commission finds and determines as
follows:

c)
That a proper application (No. U.P. 74-17) was
filed on behalf of Ralphs Grocery Company for a
Use Permit to allow a 9,600 square foot expansion
to the existing Ralphs Grocery Store in conjunction
with the elimination of a potential gas station
from the site plans. Subject property is located ~
on Cae northeast corner of 17th Street and
Carroll Way.
That a public hearing was duly called, noticed
and held on said application·
That establishment, maintenance and operation of .i'~'~
the use applied for will not, under the circum-
stances of this case, be detrimental to the health,
safety, morals, comfort or general welfare of the
persons residing or working in the neighborhood of
such proposed use, evidenced by the following - ~
findings:
1) That the site is presently being utilized as ~
a shopping center ~

2) The exterior elevations of the building
addition will be in harmony with the existing
center.
3) That additional planting and site improvements
will accompany the building expansion.
4) That said development is in conformance to
the Tustin General Plan. ·
That the establishment, maintenance and operation~
of the use applied for will not be injurious or
detrimental to the property and improvements 'in
the neighborhood of the subject property, nor to
the general welfare of the City of Tustin, and
should be granted.

Proposed development shall be in accordance with
the development policies, adopted by the City
Council, Uniform Building Codes as administered by
the Building Official, Fire Code as administered by
the Fire Chief, and street improvement requirements
as administered by the City Engineer.

That a request for exemption from the
Environmental Impact Report procedures has been
filed and approved.
The Planning Commission hereby grants a Use Permit, as
applied for, to authorize an expansion, 60 feet x
160 feet (9600 square) to an existing Ralphs Grocery
Store in conjunction with the elimination of a
potential gas station location from the site plans
subject to the following conditions:

That final development plans be submitted for
staff review and approval to include landscape
and building materials, irrigation, and plot plans.
c)
That the development of the subject property shall
be done in conformance with all applicable codes.
and standards, to include the City of Tustin
Development Standards (Resolution 73-23), the
Zoning Ordinance (Ord. 157), and the Sign Ordinance
(Ord. 614).
That the following requirements of the Fire
Marshall be complied with:
1)
That the building be constructed in conformance
with Fire Zone 1 standards.
2)
That a building sprinkler system be provided
to the satisfaction of the Fire Marshall.
3)
That two front exits and one rear exit be
provided and sized per Chapter 35 of the
Uniform Building Code.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 9th day of December, 1974.
