·
The Planning Commission finds and determines as follows:
a. That the City Council of the City of Tustin, as a
condition of approval of zone change 73-6 for the
Tustin-Irvine Industrial Complex, specified that
vehicle access to Moulton Parkway was a prerequi-
site for the issuance of building permits for in-
dustrial lots southerly of Walnut Avenue.
b. That ultimate circulation plans provide for grade
separation crossings across the mainline ATSF
Railroad on the southerly perimeter of the indust-
rial complex at an alignment of Jamboree Road and
new Myford Road.
c. That the development of the ultimate road systems
is beyond the immediate forseeable realm of proba-
bility.
d. That the Irvine Industrial Complex has reqUested
authority and initiated a proposal for an interim
access road from Moulton Parkway to the Industrial
properties.
e. That the proposed road is exempt from the require-
ment of the preparation of an Environmental Impact
Report on the basis of the certification of an EIR
that encompassed the tOtal development pr,oject.
The Planning Commission hereby confirms and endorses the
proposal for the construction of an interim access road
connecting to Moulton Parkway at a location easterly and
adjacent to lot 74 of Tentative Map No. 8451, subject
to the following conditions:
1. The access road between Moulton Parkway and Street
"A" be constructed to a minimum width between curbs
of 48 feet within a Right-of-Way width of 60 feet. ·
2. That Street "A" between Walnut Avenue and Myford Road
(proposed) be constructed to a minimum width of 48
feet within a Right-of-Way width of 60 feet.
