RESOLUTION NO. 1393
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN APPROVING USE PERMIT NO. 74-4,
AUTHORIZING THE DEVELOPMENT OF AN OFFICE COM-
PLEX AT 17TH STREET AND GROVESITE DRIVE.
The Planning Commission of the City of Tustin does
hereby resolve as follows:
1. The Planning Commission finds and determines:

That a proper application (UP 74-4) has been
filed on behalf of Clayton, Eadie, Collins,
Co. by William F. Reed, AIA, for a Use Permit
for the property located at the northwesterly
corner of 17th Street and Grovesite Drive in
the City of Tustin.
That a public hearing was duly called, noticed,
and held on said application.

That said Use Permit is granted a Negative
Declaration from the requirement of an Environ-
mental Impact Report due to its limited scope
and insignificant impact upon the environment.
That the proposed development and Use ~re!in
accord with the Tustin Area General Plan and
conforms to the terms and objectives of Ord-
inance No. 499, which prezoned subject prop-
erty to the Planned Community (Commercial)
District.

The Planning Commission hereby approves Use Permit
No. 74-4, authorizing the construction of a pro-
fessional office complex at the northwesterly
corner of 17th Street and Grovesite Drive in the
Planned Community (Commercial) District, subject
to the following conditions:

Development of the subject property shall be in
accord with the standards and procedures of the
City Council as contained in Resolution No.
73-35, the Uniform Building Codes, Fire Code,
and standard Engineering Specifications.
Final development plans shall require the
review and approval of the Community Development
Department to include perimeter walls, land-
scaping, materials, and signing.
c)
Annexation of subject parcel to the Tustin
Lighting District. Occupancy of proposed
structure will be contingent upon proof of
submission of annexation to the County Sur-
veyor's Office.
d)
Installation of marbelite street lights with
underground conduit to the satisfaction of the
City Engineer.

e)
Installation of all utilities underground with
no additional overhead poles to be set within
the property or adjacent to existing or future
street right-of-way.
f)
Dedication of an additional 10 foot wide parcel
for street dedication along the 17th Street
frontage and a corner cut-off at the Grovesite
Drive/17th Street intersection.
g)
That parking be prohibited along the 17th Street
frontage in lieu of relocating curbs to 51 feet
north of centerline.
h)
Installation of storm drain facilities across
the 17th Street frontage as outlined in the
E1 Modena-Irvine Master Plan of Drainage dated
November 1969.

Installation of street trees per the City of
Tustin Master Plan of Street Trees. Trees to
be located at ultimate alignment of curbs at
51 feet north of centerline in lieu of 42 feet
north of centerline.
j) Fire hydrants and fire suppression devices to
be installed as directed by the Fire Chief.
k) Physical security devices shall be installed
as required by the Police Chief.
1) The division of ownership of any part or parcel
of said complex shall require the City approval
of a tract map and pertinent covenants, con-
tracts and restrictions.
PASSED AND ADOPTED at a regular meeting of the City
of Tustin Planning Commission held on the 24th day of June,
1974.
