HomeMy WebLinkAboutPC RES 1387 1 2 3 4 5 6 ? 8 9 10 11 12 13 14 15 17 18 19 20 21 22 ~5 26 27 ~0 ~2 RESOLUTION NO.. 1387 A RESOLUTION OF THE CITY COUNCIL, AS PLANNING AGENCY FOR THE CITY OF TUSTIN, APPROVING TENTA- TIVE TRACT MAP NO. 8574. The City Council, as Planning Agency for the City of Tustin, does hereby resolve as follows: 1. The City Council finds and determines: a) That Tentative Tract Map No. 8574 has been filed by the C.E.L.S. Corporation on behalf of Earl E. Clayton, for the property located at the south- westerly corner of Browning Avenue and San-Juan Street, consisting of 2.05 acres. That Pre-zone Change 73-2, as approved by the Cit, Council authorized the construction of a residen- tial condominium of 22 dwelling units in the Planned Development District. c) That conceptual development plans have been reviewed and approved by the Planning Cormmission and City Council, subject to the conditions as listed in Ordinance No. 604. d) That the proposed project was determined to be of insignificant impact upon the environment and a Negative Declaration of Environmental Imoact has been approved for subject propcr~y. e) That said Tract Map is in conformance with the Tustin Area General Plan and City Zoning Ordi- nance. ~ 2. The City Council, as Planning Agency for the City of Tustin, does hereby approve Tentative Tract Map No. 8574 subject to the following conditions: a) That all terms and conditions of Pre-zone Change PZ-73-2 (Ordinance No. 604) be strictly complied with. b) That subject property be annexed to the Tustin Lighting DJ_strict, with proof of submission of said annexation papers to the County Surveyors Office being required prior to approval of final map. c) That all storm drainage water be directed to either San Juan Street or Browning Avenue. d) That storm drain facilities be installed along San Juan Street frontage of tentative tract as shown on the "El Modena irvine Master Plan of Drainage" dated November, 1969. e) That all utilities be installed underground with no additional poles set within the property or adjacent to the street right-of-way. be approved by the CitV of Tustin. 1 2 3 4 5 6 ? $ 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 g) That the applicant and/or his agent comply strictly with the City of Tustin sign code relative to the marketing of the subject property.
