RESOLUTION NO. 1384
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF TUSTIN RECOMMENDING APPROVAL OF
FINAL TRACT MAP NO. 7813
The Planning Commission of the City of Tu~tin does hereby
resolve as follows:
1. The Planning Commission finds and determines as
follows:
a) That Tentative Tract Map No. 7813 was approved on
Jun~ 12, 1972.
b) That Final Tract Map No. 7813 has been filed by
Frank H. Ayres & Son Construction Co. for
approval.
c) That said Final Map is in substantial conformity
with said Tentative Map and with the neighborhood
plan approved on June 12, 1972.
d) In conjunction with the approval of Tentative
Tract Map No. 7813, the following conditions of
the Tentative map and neighborhood plan are
applicable to thc~~-,~ m~~.~ Map ~c.- 7o°~:~ ~
1) Domestic water service shall be provided by
the City of Tustin or its duly authorized
agent.
2) Installation of full street improvements on
all exterior streets to the specifications
of the City Engineer.
3) Construction of underground storm drain
facilities and inlets as required and to the
satisfaction of the City Engineer to allow no
more than 1,000 lineal feet of over the sur-
face drainage before being intercepted by a
storm drain inlet.
4) Installation of street trees on all frontages
in accordance w~th the Master Street Tree Plan.
5) The providing of domestic water service and
public sewers to serve all lots including a
required offsite construction.
6) The installation of all utilities underground
in all phases of the development with no
overhead poles to be set within the property.
7) The providing of water mains and fire hydrants
prior to the issuance of framing permits to
the satisfaction of the Fire Chief.

proximity of aviation operations with its atten-
dant noise be made known to all prospective
homeb uyers.
9) The provisions for the maintenance of the
Jamboree slope along the easterly boundary
of the tract and the construction of the grade
of Jamboree Road prior to the sale and occupancy
of any abutting properties.
10) The-submission to the Community Development
Department of landscaping plans for street trees
and perimeter landscaping.
11) The review and approval by City Staff of'
development plans.
12) The installation of Cable TV facilities pur-
suant to the franchise ordinance of the City of
Tustin, awarded to Storer Cable TV, Inc.
13) The construction of Model "A" (Mission Tile
Roof) shall include full tile roof at any
location exposed to an elevated view and at
such other locations shall include a parapet
wall to screen from street view roof materials
other than tile.
2. The Planning Commission hereby recommends to the
City Cou;~cil ~he approval of Final Tract Map No. 7813 s~j~ct to

the following conditions:
a) Amendment of Tract Map 7813 to include the school
and park parcels.
b) Conformance with the terms and conditions as
recited in paragraph ! above, and those of Tentative
Tract Map No. 7813 and neighborhood plan.
c) The submission of subdivision agreements and bonds,
with final approval by the City Council and City
Engineer.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 10th day of December, 1973.
