RESOLUTION NO. 1381
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF TUSTIN, RECOMMENDING APPROVAL
OF TENTATIVE TRACT MAP NO. 6380
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines:
a) That Tentative Tract Map No. 6380 has been filed
by Stephen Massman and Morris Pynoos for the
property located on the easterly side of Williams
Street, approximately 300 to 1,000 feet northerly
of Alliance Avenue, consisting of 7.2 acres upon
which is located an existing apartment complex
which is intended for conversion to 98 condominium
units.
b) That subject property is located within a PD
(Planned Development) District in which condominiums
are a permitted use.
c) That development plans have been approved by the
Planning Commission, with final plans to be re-
viewed and approved by staff prior to approval
of the final Tract Map.
d) That the approval of this Tract Map would not
have a significant impact upon the environment°
e) That said Tract is in conformance with the Tustin
Area General Plan, the Conservation and Open
Space Element thereof, and a negative environ-
mental impact has been determined.
2. The Planning Commission hereby recommends to the City
Council, approval of Tentative Tract Map No. 6380 subject to
the following conditions:
a) That street lights with Marbelite poles anf~ under-
ground conduit be installed to the satisfaction
of the City Engineer.
b! That the easterly one-half of Williams Street be
widened to City standards.
c) That street trees be installed along the Williams
Street frontage to conform to City standards.
d) That said parcel of land known as Tentat.~ve ~:. ~
No. 6380 be annexed ~o the Tusti~'~ LJ. gh['~.~9· Dish, ri. ct.

e) That the on-site paving be re~aired as .,_~,_~ re

placed over the existing surface.

f) That the Conditions, Covenants, and Restrictions
be approved by the City of Tustin.
g) That the existing tenants be notified of the
proposed conversion to condominium units.
h) That the structures and grounds be rehabilitated as
necessary for appearance.
i) That structures not conforming to the architectural
theme be modified to conform to the architectural
theme as approved by the Planning Commission.
j) That security devices be installed as recommended
by the Chief of Police.
k) That sound attenuation be provided in accordance
with Chapter 35, Section 3501.1, of the Uniform
Building Code, 1973 Edition.
1) Final development plans, in accordance with City
Council Resolution No. 73-35, and Ordinance No.
157, as amended, be submitted to the Community
Development Department for review and approval
prior to approval of the final Tract Map.
m) That the applicant and/or his agent comply strictly
with the City of Tustin sign code relative to the
marketing of the subject property.
PASSED AND ADOPTED by the Planning Commission of the City
of Tustin at a regular meeting held on the 26th day of November, 1973.
