RESOLUTION NO. 1377
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF TUSTIN, RECOMMENDING FOR
PREZONING ON APPLICATION PZ-73-2, AND
APPROVING THE CONCEPTUAL DEVELOPMENT PLANS,
INITIATED BY THE PLANNING COMMISSION

The Planning Co;o~d. ssion of the City of Tustin does hereby
resolve as follows:
1. The Planning Con~is$ion finds and determines: '
a) That a proper ap})!ica'.~ion (No~ PZ--73-2) has
filed, by initiatioD of the Planning Commission,
for a prezone chanqe, from the Orange Countf E-4
(Suburban Residential) District to the CJ.%y of
Tustin PD (Planned Development) District cn
property consistin9' of two plus acres, located
on the southwesterly corner of San Juan Stree!-~
and Browning Avenue.
b) That a p~_~blic hearing was duly called, noticed ar.d
held on said application;
c) That a prezone change should be granted, for the
fo]. ~ ~ ......
1) The change in zone and subsequent devei.~ ~~pm~:t
would bring this parcel into conforman, ce with
the Tustin Area General Plan.
2) The requested PD (Pl. anned Development~ pre--
zoning will permit City control, by approval
of development plans, of the use and design
of the subject property, to the benefit of
the surroundin9' area.
d) Proposed development shall be in accordance with
the development policies adopted by the City

the City of Tub,'tin PD (Planned Development) District, and approv-!
±rig t:he conceptual development plans, subject: to the £ollow'ing
conditions:
a) Annexation to the City of Tustin.
b) Final review and approval of a precise site plan
for review of traffic access, interior road widths
and visitor parking.
c) Installation of Marbelite street lights and under-
ground conduit to the satisfaction of the City
Engineer. ·
d) Annexation of the parcel to the Tustin Lighting
District.
e) Submittal of street improvement plans for approval
and installation of all street improvements
including asphalt paving, curb and gutter, side-
walks, street trees and driveways per City standards
f) Dedication of all street right-of-way as required
by the City Engineer.
g) Installation of water lines and hydrants as re-
quired by the Fire Department.
h) Submittal of a plot plan indicating existinq mature
trees and specifying those that will remain and ba
integrated in the development, and those that will
be removed.
i) Sound attenuation be provided in accordance with
Chapter 35, Section 3501.1, of the Uniform Build-
ing Code, 19 73 Edition.
j) Final development plans, in accordance with City
Council Resolution No. 73-35, and Ordinance No.
157, as amended, be submitted to the Community
,~evelopment Department for review and approval.
PASSED AND ADOPTED by the Planning Conunission of the City
of T~stin at. a regular meeting held on the 26th day of November,
1973.
