HomeMy WebLinkAboutPC RES 1374 1 2 3 4 5 6 ? 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 29 30 31 RESOLUTION NO. 1374 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, RECOMMENDING APPROVAL OF TENTATIVE TRACT NO. 8475 The Planning CommisSion of the City of Tustin does hereby re. solve as follows: 1. The Planning Commission finds' ana determines: a. That Tentative Track Map No. 8475 has been filed by Nicholas P.. Barletta on the property having 315 feet of frontage on the north side of Irvine Boulevard, between the Southern Pacific Railroad right-of-way and Holt Avenue, consis- ting of 9.4 acres incorporating 11 lots. b. That said Tract is in conformance with the Tustin Area General Plan as adopted by the Tustin City Council. c. A Negative Environmental Impact Report has been filed on subject property on the basis of a modification to a previously approved zone change (PZ-72-138). 2. The Planning Commission hereby recommends to the City Council approval of. Tentative Tract Map No. 8475, subject to the following conditions: a. That all development shall be subject to the terms and conditions of the development standards as adopted by the City of Tustin and Ordinance 157 (The Zoning Ordinance), as amended b.~ That loft 10 of subject tract be annexed to the City of Tustin. c. That street dedication along Irvine Boulevard, Street "A" and Street "B" be provided as re- quired by the City Engineer. d. That all utilities be installed underground in all phases of the development with no additional overhead poles to be set within the property or adjacent to street right-of-way. e. That the installation of a bridge structure be provided across the Orange County Flood Contr61 District right-of-way on Street "B". f. That a permanent street easement across the Orange County Flood Control District r. ight-of- way on Street "B" be provided to the satisfac- tion of the City Engineer. 'g. ,That full street improvements be installed a,long Irvine Boulevard across the tract frontage and extending westerly to Holt Avenue per City standards. h. That said tract be annexed to the Tustin Lighting District. j. That marbelite street lights be installed with underground conduit to the satisfaction of the. City Engineer. k. That storm drai'n facilities and inlets be in- stalled from the tract into the Flood Control. Facility to the satisfaction of the City Engineer. 1. That the uses permitted on lots 9 and 10 of subject tract be limited to general office uses excluding any support commercial, and that the uses permitted on the remaining lots of the Tract be subject to those permitted in the development standards pertaining to this Tract as adopted by the Planning Commission. PASSED AND ADOPTED AT A regular adjourned meeting of the Planning Commission, held on the 29th day of October, 1973.
