RESOLUTION NO. 1359
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING APPROVAL OF
TENTATIVE TRACT MAP NO. 8356
·
The Planning commission of the City of Tustin does
hereby resolve as follows:
1. The Planning Commission finds and determines:
a) That Tentative Tract Map No. 8029 has been filed
by Associated Engineers and Planners on behalf
of William G. Sommerville, for the property
located on the south side of First Street east
of Newport Avenue known as_Lots 4 through 11 of
Tract 5203.
b) That Zone Change 73-5 has been approved by the
Planning Commission allowing for a change in
zone on the subject properties, from the R-4
District to the Planned Development District in
which condominiums are a permitted use.
c) That the plot plan has been reviewed and approved
by the Development Preview Commission, with the
design of the parking to be reviewed as related
to design and landscaping.
d) That the approval of ~his Tract Map would not
have a significant impact upon the environment.
e) That said Tract is in conformance with the Tustin
Area General Plan, the Conservation and Open
Space' Element thereof, and a negative environ-
mental impact has been determined.
2. The Planning Commission hereby recommends to the
City Council, approval of Tentative Tract Map
No. 8356 subject to the following conditions:
a) That street lights with marbelite poles and
underground conduit be installed to the satis-
faction of the City Engineer.
b) That all utilities be undergrounded.
c) That any damaged curb or gutter, driveway aprons
and sidewalks within the public right-of-way
adjacent to said tentative tract be replaced to
City standards.
.d) That any new driveways be constructed to City
,standards.
e) That additional parkway trees for the unimproved
parcel shall be installed to City standards.

f) That the terms and conditions of Zone Change
No. 73-5 be complied with. ~
g) That any addition-conStruction or development
take place in accordance with Council Policy as
contained in Resolution No. 73-35.
h) That the applicant 'and or his agent comply strict
with the City of Tustin sign code relative to
the-marketing of subject properties.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 27th day of August 1973.
