RESOLUTION NO. 1352 ,
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING REZONING ON APPLICATION
ZC 73-4 OF INDUSTRIAL AFFILIATES
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines:
a) That a Proper application (No. ZC 73-4) has
been filed on behalf of Industrial Affiliates
for a zone change from the C-2-P District to the
Planned Industrial District (PM) of the property
described as Lots 2, 3, 6, 7, & 10 in Block "B"
of Ballards addition, recorded in Book 29, Page 22
of the Miscellaneous Maps, Orange County, California,
located at 6th & "B" Streets.
b) That a public hearing was duly called, noticed and
held.on said application;

c) That a zone change should be granted for the
following reasons:
.
1) The proposed zone change would be compatible with
adjoining properties and represents the highest
and best use of subject property.
2) The proposed zone change would bring the subject
property into conformance with the Land Use
. Element of the General Plan of the Tustin A~'ea.
d) Development of subject proPerty shall be in accor-
dance with the policies adopted by the City Council,
Uniform Building Codes as administered by th~ Fire
Chief, and street improvement requirements as ad-
ministered by the City Engineer.
e) Final development plans shall require review and
approval of design and improvements in accordance
with Council R~olution 73-35.
f) A negative environmental impact statement has been
filed and approved for the proposed zone change and
development.
2. The Planning Commission hereby recommends to the City
Council Approval of zone change application No. ZC 73-4 from the

Central Commercial (p) District to the Planned Industrial (P)
District in accordance with the concepts of the plot plan as
submitted and ~ part of the application subject to the follDwi~
additional conditions:
a) Street improvement plans shall be submitted for

approval of the City Engineer and all missing
street improvements shall be constr~cted along
the parcels frontage per city standards with street
trees and street lights on marbelite poles. The
substandard curb return radius shall be replaced
to city specifications.
b) Dedication of corner cutoff to the City.
c) Ail on-site surface and roof drainage to be directed
to adjacent streets.
d) The installation of a fire hydrant at the south
property line on "B" Street~ connected to a 6"
water line.
PASSED AND ADOPTED at a regular meeting of the Planning
Cormm, ission, held on the 23rd day of July, 1973.
