RESOLUTION NO. 1348
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN GRANTING A USE PERMIT ON APPLICATION NO.
U.P. 73- 11, OF MONTESSORI SCHOOL OF TUSTIN
The Planning Commission of the City of T~stin does hereby_.,
resolve ~ as follows:
1. The Planning Commission finds and determines as foll6w~
a) That a proper application (No. U.P. 73-11 ) was
filed on behalf of Montessori School of Tustin for
a Use Permit to allow the construction and estab!i_=
ment of a nursery school to accomodate 140 student_=
on the property described in Exhibit "A" attached~
hereto and incorporated herein by this reference aa
though set forth herein in full.
b) That a public hearing was duly called, noticed an~

the neighborhood of the subject property, nor to
the general welfare of the City of Tustin, and ·

2. The Planning Commission hereby .grants a Use Permit,
as applied for, to allow the construction and use of a private

a. The conceptual architectural style of the structu~,
is approved.

b. Plot plan fencing and circulation system shall be
as approved by .the Development Preview Commission!
and staff~ with 10' building separation.
c. Evidence of access easements shall be provided
the satisfaction of the City Attorney.
d. Street improvement plans shall be submitted for
approval of the City Engineer and all missing
street 'improvements shall be constructed along
subject parcels frontage including curb and gutter
sidewalk, street trees, pavement, street lights on
marbelite poles and any corrective and/or necessar
off-site work to provide positive street drainage,-
all per city standards and to the satisfaction of~
the City Engineer.
e) Annexation of the parcel to the Tustin Lighting
District.
f) Compliance with applicable 'codes related to health
and safety.
g) Limitation of signing for pr. oposed structure to a
maximum of 6' above grade and 150 square feet.

of the county recorder of Los Angeles County, California.
EXCEPT the Southwesterly 357 feet of said land.
