Z8 29 51 RESOLUTION NO. 1346 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, RECOMMENDING APPROVAL OF FINAL MAP OF TRACT NO. 8035 ,--~o~TION~ u= T~iE PLANNING CO~.~.iISSiON OF THE CITY OF TUSTIN, RECOMMENDING APPROVAL O__F_FINAL'MAP OF TRACT NO. 8035 . The Planning Com:nission of the City of Tustin does hereby resolve as follows: 1. The Planning Commission finds and determines: a) That Final Map No. 8035 has been filed by Raub, Bein, Frost and Associates, on behalf of U. S. Development Corporation, for the property located to the north of previously approved Tract No.8034 and:to the. east of. previously'approved-Tract. 8033 b) That said Final Map is substantially in confor- mance with Tentative Tract No. 7794 as approved on July 24, 1972. c) That the plot map has been approved by the Devel-' opment Preview Commission, with the irrigation and landscaping maps to be approved later. d) That said Tract is in conformance with the Tustin! Area General Plan, the Conservation and Open Space Element thereof, and is catagorically exemp~ from filing an Environmental Impact Report. 2. The Planning Commission hereby recommends to the City Council, approval of Final Tract Map 8035 subject to the followi conditions: a) All public improvements, sewers, drainage facili-~ ties, landscaped median islands, and appurtenances shall be constructed to City standards and approved by the City Engineer. b) Ail public utilities shall be installed under- ~ ground in conformance with accepted standards of utility companies. No additional poles shall be set within the property or adjacent street right- of-way. Cable TV conduit shall be installed pur- suant to specifications of the City of Tustino c) Street trees shall be provided and planted in accordance with the approved landscaping and irrigation plan. d) The installation of water lines and hydrants to the satisfaction of the Fire Department prior to the issuance of framing permits. ~ e) A 6'8" masonry wall shall be constructed along frontage of Jamboree. Materials and design of said wall shall be subject to approval of the Development Preview Commission. f) The irrigation, landscaping, and composite map Shall be 'approved by the Development Preview Com- mission. g) -Approval. of this tract shall be subject to all terms and conaitions of the City Engineer.
