A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN GRANTING A USE PERMIT ON APPLI-
CATION NO. UP-73-9, OF TIC TOC SYSTEMS, INC.

CITY OF TUSTIN GRANTING A USE PERMIT ON APPLI-
CATION NO. UP-7'3-J9, OF TIC TOC SYSTEMS, INC.

The Planning Commission of the city of Tustin does hereb~
..esoive as follows:
1o The Planning Commission finds and determines as
.follows:
a) That a proper applicatio~ (NO. UP-73-9) was filed
on behalf of Tic Toc Systems dba Alphonso's for
for a Use Permit to allow operation of take-out
food and sit down deli within the existing Tic
Toc Market, and to allow minor modification of an:
existing pole sign, on the property described and
located at 14090 Red Hill Avenue.
/ b) That a public hearing was duly called, noticed and held on said application.
c) That establishment, maintenance and operation
the use applied for will not, under the circum-
stances of this case, be detrimental to the health,
safety, morals, comfort or general welfare of the
persons residing or working in the neighborhood
of such proposed use, evidenced by the following
findings:
That there is adequate parking and circulatio~
for the existing store and proposed use.
2) The establishment, maintenance and operation
of the use applied for will not be injurious
..... ~or'-.detrimental to the property and improve-
ments in the neighborhood of'the subject prop~
erty, nor to the general welfare of the City
of Tustin, and should be granted.
d) Proposed development shall be in accordance with
the development policies adopted by the City
Council, Uniform Building Codes as administered
by the Building Official, Fire Code as administer~
ed by the Fire Chief, and street improvement re-
quirements as administered by the City Engineer.
e) The proposed use of the property is in conformanc.
with the Tustin Area General Plan, the Conserva-
tion and Open Space Element therein, and a Nega-

tive Declaration Which has been fmled and approvec
that determines that this project will have no
significant effect on the environment.
f) That development plans have been reviewed and
approved by the Development Preview Commission.
2. The Planning Commission hereby grants a Use Permit,
as applied for, to allow operation of a take-out food and sit down
deli to be located within the existing Tic Toc Market, in the C-1
(Commercial) District, and to allow for minor modification of an

a)
One rest room for each sex shall be installed as
required by the City of Tustin Building Code.
b)
An additional 10 feet of right-of-way dedication.
for future street widening, per major arterial
standards as specified by the City Engineer,
shall be granted to the City of Tustin to the
satisfaction of the City Engineer.
c) That the existing planter be re-planted and con-
tinuously maintained:in a' satisfactory manner.
d) The site and parking lot shall be maintained in
a clean and proper manner.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 11lth day of June, 1973.
