TU??~Ti A~'~?r.',OVI~?.~ DA?,CEL MAP APPLICATION NO. 73-64 The Planning Commission of the City of-Tustin does hereb~ resolve as follows: 1. The Planning Commission finds and determines: (a) That a Tentative Parcel Map has been filed by Bell & Pedicini for the purpose of creating five parcels for sale and commercial develop- ment, as described in Exhibit I attached hereto incorporated herein with this reference. (b) That the Planning Commission considered the re- quest as proposed at a regular meeting of the Planning Commission on April 23, 1973. (c) The proposed division of the property is not in conflict with the Tustin Area General Plan nor any element thereof. (d) The State of California Department of'Real Es- tate, by letter dated April 11, 1973, has waived the requirement for a public subdivision report pursuant to Section 11018.2 of the Busi- ness and Profession Code of the State of Cali- fornia. ~ 2. The Planning Commission hereby approves Parcel Map No. 73-64, subject to the following conditions: (a) Dedication tO the City of Tustin, the 64' wide right-of-way shown as Street "A" on the map in- cluding a 27' radius corner cutoff at the north- west corner of the intersection of Street "A" · with Prospect Avenue. (b) Dedication to the City of Tustin, right-of-way for 17th Street and Prospect Avenue per the Mas- ter Plan of Arterial Highways. (c) Upon development, submit street improvement plar~ for approval of the City Engineer, calling for the construction of all missing street improve- ments, per the Master Plan of Arterial Highways, on the 17th Street and Prospect Avenue frontages and for construction of full street improvements on Street "A" per the Master Plan concept. 'said construction to include: 1. Street pavement. 2. Curb and gutter. 3. Sidewalk. 4. Street trees. 5. Underground conduit street iights. 6. Required public sewers or water mains. 7. Catch basin's at the intersection of Street "A" and Prospect Avenue including a lateral connection to the existing drain on the east side of Prospect Avenue. Ail of the above to be constructed per City stand- ards and to the satisfaction of the City Engineer. (d) Annexation of the entire area to the Tustin Lighting District. (e) Ail utilities to be underground with no addi- tional overhead poles to be set within the.prop- er ty. (f) Prior to the Sale or lease of any of the subject properties, a full and complete set of recipro- cal agreements shall be submitted to, and approved by, the City Attorney. (g) Development o£ the various properties shall be in conformance with the adopted and approved Master Plan for Development. t (h) Final approval by the City Engineer and recorda tion of the map.
