RESOLUTION NO. 1335
A RESOLUTION OF THE PLANNING COMMISSION OF ·
THE CITY OF TUSTIN, RECOMMENDING APPROVAL OF
TENTATIVE TRACT NO. 8301

The Planning Commission of the City of Tustin does hereby
'~esolve as follows:
i. The Planning Commission finds and determines:
.(a) That Tentative Map No. 8301 has been~filed by
Warmington Development, Inc. on the property
located on the east side of Yorba Street, south
of Bonner Drive, 600'+ north of 17th Street.
(b) That said Tract is in confOrmance with the
Tustin Area' General Plan.
2. The Planning Commission hereby recommends to the City
Council, approval of Tentative Tract Map 8301, subject to the fol-
lowing conditions:
(a) Completion of annexation proceedings %o the City
of Tustin and certification by the Secretary of
State by October 1, 1973.
(b) Dedication of streets within the tract as shown
on the tentative map except that the "A" 'CJrcIe
cul--de-'sac -radiu~ b~' increased -to-- 48 'feet," 'and
access .rights -to""A" Circle from lots 9 and- 10
be dedicated to the City.
(c) Dedication of an easement from the westerly end ,
of the Medford Avenue cul-de-sac to Yorba Stree~
satisfactory to the City Engineer and Fire Chief1
to provide for utilities and emergency vehicle
access.
(d) Submit street improvement plans, for the approve!
of the City Engineer, calling for construction
of missing street improvements on Yorba Street
per secondary arterial standards, all street
improvements ~On interior streets, sanitary
sewers, water mains, street: trees, all to City
standards and to the satisfaction of the City
Engineer. Street trees on Yorba shall be pro-
vided with a permanent irrigation system to the
satisfaction of the City Engineer.
(e) Installation of all utilities underground in all
phases of the development. No additional over-
head poles to be set within the property.
(f) Annexation of the property to the Tustin Light-
ing District. ~
(g) 0 Minimum street grades within the tract shall be
reviewed with the City Engineer prior to submis-
sion of any improvement plans. -
(h) Construction of a 6'8" masonry wall along the
entire length of the westerly boundary of the
property including construction of an emergency
vel~icle access gat~
de-sac easement, all subject to the approval of
the Development Preview Commission.

(i) The submittal of a request and findings of a
.Negative Declaration of Environmental Impact
pursuant to Section 3, Resolution No. 73-22 of
the City Council of the City of Tustin.
PASSED AND ADOPTED at a regular meeting of the Planni~
Commission, held on the 23rd day of April, 1973.
