RESOLUTION NO. 1333
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN APPROVING PARCEL, MAP APPLICATION
NO. 73-62
The Planning Commission of the City of Tustin does hereb.v.
·
resolve as follows:
1. The Planning Commission finds and determines:
a) That a Tentative Parcel Map has been filed by
Patscheck/Veiga Construction Company for the ,~
pose of creating three parcels for professional
office building development, as described in
Exhibit I attached hereto, incorporated herein
with this reference.
· b) That the Pla.nning Commission considered the re-
quest as proposed at a regular meeting of the
Planning Commission on April 9, 1973.
2. The Planning Commission hereby approves Parcel Map
·

No. 73-62, subject to the following conditions:
a) As each parcel develops, construction of 8' wide
commercial type sidewalk with tree wells and i
plant 15 gallon size approved street trees, along:
adjacent Irvine Boulevard and Prospect Avenue
frontages all per previously approved street im-
provement plan RS-782 and per City improvement
standards and to the satisfaction of the City
Engineer.
b) Any existing driveways to be closed or new dri .-:
ways to be constructed per City improvement st .d.~
ards and to the satisfaction of the City Engineer4
c) Construction of underground conduit street light-i~
· ing on marbelite poles per previously approved
street improvement plan RS-782 including annexa-
tion to the Tustin Lighting District.
d) Installation of underground electrical and tele-
phone service from the existing supply, for each
parcel as developed, in preparation for future
conversion to an Underground Utility District.
e) That permits for Parcel No. 1 shall not be issued!
until the recording of an access easement to
Prospect Avenue in favor of Parcel No. 2.
f) Final approval by the City Engineer .and recorda-
tion of the map.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 9th day of April,. 1.973.

Irvine Blvd., including corner cutoffs at "B" Street
and prOspect Avenue in accordance with the adopted MaSter
Plan. of Arterial lIighways.

2. -Dedication of right-of-way for "B" Street in accordance
with the adopted Precise Street Alignment Plan for "B"
Street. .
·
Dedication of necessary right-of-way to permit construction
of a cul-de-sac at the north end of "C" Street where "C"
Street dead ends at the south line of subject parcel.
Exact size and configuration of cul-de sac to be approved
by the City Engineer.

Installation of full street improvements along the "B"
Street frontage including pavement, curb and gutter, and
residential type sidewalk to the satisfaction of the. City
Engineer.

Installation of 8' wide commercial type sidewalk adjacent
to the existing curb along the. Irvine Boulevard and
Prospect Avenue frontages to the satisfaction of the
City Engineer including closing of any unused driveway
openings in the existing curb.
Construction of a cul-de-sac at ~he north end of "C"
Street including necessary curb and gutter, pavement and
sidewalk to the satisfaction of the City Engineer.

7. Construction of underground conduit street l~ghting on all
street frontages to the satisfaction of the City Engineer,
including annexation to the Tustin Street Lighting District.
8. Installation of street trees on all frontages in accordance
with the Master Street Tree Plan. '-

9. ° Installation of all utilities underground in all phases
of the development. No additional overhead poles to be
set wi thin the property.
10. Construction of a public sewer along the Irvine Blvd.
frontage if necessary to serve the development, to the
satisfaction of the City Engineer.

11. ~onstruction of drainage facilities at the intersection
of Irvine Boulevard and "B" Street including installation
of a catch basin and lateral at the southwest corner and
overlaying the existing cross gutter as necessary all to
the satisfaction .of the City E.ngineer.

12. Construction of stor~ drain facilities along the Prospect
Avenue frontage in accordance with the E1 Modena-Irvine
Area Master Plan of Drainage to the satisfaction of the
City Engineer. .
