RESOLUTION NO. 1327
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN APPROVING PARCEL MAP APPLICATION
NO. 73-61
The Planning Commission of the City of Tustin does her'eb.~
resolve as follows:
1. The Planning Commission finds and determines:
a) That a Tentative Parcel Map has been filed by ~h~
IrVine Industrial Complex for the purpose of
creating five parcels for industrial development,i
as described, by Exhibit I attached hereto, incOr
porated herein with this reference.
b) That the Planning Commission considered the re-
quest as proposed at a regular meeting of the
Planning Commission on March 12, 1973.
No. 73-61,
2. The Planning Commission hereby approved Parcel Map t
subject to the following conditions:
a) Dedication to the City of Tustin additional right'-
of-way for both Red Hill Avenue ~and Warner Ave- ~
nue adjacent to Parcels 3, 4, and 5'per the
Master Plan of Arterial.Highways plus a corner
cutoff at Warner and Red Hill.
b) Annexation of all five parcels to the Tustin
Lighting District.
c) Installation of underground conduit street light-!
ing on marbelite poles on each parcel as developed
to the satisfaction of the City Engineer. i
d) Installation of underground electrical and tele- '
phone service from the existing supply for each
parcel as developed, in preparation for future
conversion to an underground utility district.
e) Submit street and drainage improvement plans,
subject to the approval of the City Engineer,
and any other governing agency involved, for
the following:
1) Construction of curb, gutter and pavement
per Major Arterial standards and ultimate
underground drainage facilities, on the
northerly side of Warner Avenue between the
AT&SF railroad tracks and Red Hill Avenue
adjacent to parcels 4 and 5, all to the
satisfaction of the City Engineer.
2) Construction of a temporary off-site drainage
ditch along the west side of Red Hill Avenue
between Warner Avenue and the Barranca Road
Channel, all to the satisfaction of the City
Engineer. Said ditch to be deep enough to
permit the construction of the ultimate under~'
ground facilities on Warner Avenue without
facilities discharge into the temporary ditch

3) Construction of ultimate underground drain-
age facilities at the intersection of Barran¢
Road and Red Hill Avenue to convey storm
water from the temporary ditch to the exist-
ing Barranca Channel, all to the satisfaction
of the City Engineer and Orange County Flood
Control District.
f) Submit street and drainage improvement plans fo~
the construction of curb, gutter and pavement toI
Major Arterial standards and ultimate undergroun~
drainage facilities, along the westerly side of
Red Hill Avenue between Bell Avenue and Warner
Avenue all subject to the approval and satisfac-
tion o~ the City Engineer, with said improvements
to be constructed to ultimate specifications by
April 1, 1975.
g) Submit drainage improvement plans for the con-
struction of ultimate underground drainage facil-
ities along the southerly side Of Bell Avenue
between the AT&SE railroad tracks and Red Hill
Avenue, all subject to the approval and satis-
faction of the City Engineer.
h) Pinal approval by the City Engineer and record-
ation of the map..
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 26th day of March, 1973.
