FINAL TRACT MAP NO. 8088

A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF TUSTIN RECOMMENDING APPROVAL OF

The Planning Commission of the City of Tustin does hereby
,e as follows:.

The Planning Commission finds and determines as fol-
lows:
a)
That Tentative Tract Map No. 7813 was approved on
June 12, 1972.
b)

That Final Tract Map No. 8088 has been filed by
Frank H. Ayres & Son Construction Co. for
approval.
That said Final Map is in substantial conformity
with said Tentative Map and with the neighborhood
plan approved on June 12, 1972.
d)
In conjunction with the approval of Tentative
Tract Map No. 7813,~ the following conditions of
the Tentative map and neighborhood plan' are
applicable to the Final Tract Map No. 8088:

Domestic water service shall be provided by
the City of Tustin or its duly authorized
agent.
Installation of full street improvements on
all interior streets to the specifications
of the City Engineer.
Construction of underground storm drain facilj
ities and inlets as required and to the sat-
isfaction of the City Engineer to allow no
more than 1,000 lineal feet of over the sur-
face drainage before being intercepted by a
storm drain inlet.

Installation of street trees on all frontages
in accordance with the Master Street Tree
.Plan.
5) The providing of domestic water service and
public sewers to serve all lots including a
required offsite construction.
6) The installation of all utilities underground
in all phases of the development with no
overhead poles to be set within the property.
7)
The providing of water mains and fire hydrants
prior to the issuance of framing permits to
the satisfaction of the Fire Chief.
8)
Sound attenuation of structures in accordance
with Tustin City standards and that the prox-
imity of aviation operations with its atten-
dant noise be made known to all prospective
homebuyers.

9) Recording of covenants and deed restrictions
to provide for buffering of sound on those
properties located on the southerly tract
boundary adjacent to the Flood Control
Channel.
10) The provision for the maintenance of the
Jamboree slope along' the easterly boundary
of the tract and the construction of the
grade of Jamboree Road prior to the sale
and occupancy of any abutting properties.
11) The submission to the Development Preview
Commission of landscaping plans for street
trees and perimeters.
12) The review and approval of the Development
Preview Commission of development plans.
2. The Planning Commission hereby recommends to the
City Council the approval of Final Tract Map No. 8088 subject to
the following conditions:
a) Conformance with the terms and conditions of
Tentative Tract Map No. 7813 and neighbor-
hood plan.

b) The submission of subdivision agreements and

bonds, with final approval by the City Coun-
cil and City Engineer.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 12th day of March, 1973.
