A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING REZONING ON APPLI-
CATION ZC-73-2 OF HERBERT ZAREMBER
The 'Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission .finds and determines:
a) That a proper application (No. ZC-73-2) has been
filed on behalf of Herbert Zarember for a zone
change from the PC-R-3(1750) District to the
R-3(1750) of the property described in Exhibit "A"
attached hereto and incorporated herein by this
reference as though set forth herein in full.
b) That a public hearing was duly called, noticed,
and held on said application.
c) That a zone change should be granted as amended
for the following reasons:
1) A zone change would authorize the sale of a
portion of the property for consolidated de-
velopment with an adjoining parcel, upon the
filing of a parcel map.
2) The zone change action would establish rights
for future development compatible with othe
developments within the area.
d) Development of subject property shall be in accord-
ance with the policies'adopted by the City Council,
Uniform Building Codes as administered by the
Building Official, Fire Code as administered by
the Fire Chief, and street improv~ent require-
ments as administered by the City Engineer.
e) Final development plans shall require the review
and approval of the Development Preview Commission.
2. The Planning Commission hereby recommends to the City
Council approval of zone change application No. ZC-73-2 (as
amended) from the PC-R-3(1750) District to the R-3(2000)R-3(3000)
District, subject to the following conditions:
1. Parcel Map 72-58 should be re-filed with the City
Engineer, to be prepared by a California Regis-
tered Engineer or Land Surveyor and shall be sub-
ject to final approval by the City Engineer and
recordation of the map.
2. Construction of a 7' wide sidewalk adjacent to the
new curb all to the' satisfaction of the City Engin-
eer.
3. Provide tree wells at 40' on center and plant 15
gallon size approved street trees.

4. Development of units with not more than one bcd-
room shall be at a denSity of one unit per each
'2,000 square feet of land area, and development
consisting of any unit in excess of one bedroom
shall be limited to the requirement of 3,000 square,
feet of land area per unit authorizing not more
than four units for subject parcel.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 12th day of February, 1973.
