RESOLUTION NO. 1313
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN GRANTING A USE PERMIT ON APPLICATION NO.
UP-73-2, OF FOUNDERS MORTGAGE CO., INC.
The Planning Commission of the City of Tustin does hereby
resolve as follows:
I. The Planning Commission finds and determines as follows:
a) That a proper application (NO. UP-73-2) was filed
on behalf of Founders Mortgage Co., Inc. for a
Use permit to allow the development of a 110 unit
apartment complex in the R-3(1750)P-C District,
on the property described in Exhibit "A" attached
hereto and incorporated herein by this reference
as though set forth herein in full.
b) That a public hearing was du.ly called, noticed and
held on said application.
c) That establishment, maintenance and operation of
the use applied for will not, under the circum-
stances of this case, be detrimental to the health,
safety, morals, comfort or general welfare of the
persons residing or working in the neighborhood
of such proposed'use, evidenced by the following
findings:
1) Said development is located in an area de-
veloped at a density equal to or greater
than the proposed project,
2) Site plans accommodate traffic circula-
tion, landscaping and compatible archi-
tectural style.
d) That the establishment, maintenance and operation
of the use applied for will not be injurious or
detrimental to the property and improvements in
the neighborhood of the subject property, nor to
the general welfare of the City of Tustin, and
should be granted.
e) Proposed development shall be in accordance with
the development policies adopted by the City Coun-
cil, Uniform Building Codes as administered· by
the Building Official, Fire Code as adn~inistered
by the Fire Chief, and street improvement require-
ments as administered by the City Engineer.
f) Proposed development is in accordance with the
General Plan of the Tustin area and is not in con-
flict with the Conservation-Open Space-Recreation
Element cf the General Plan.
g) Final development plans shall require the review
and approval of the Development Preview Commission.

2. The Planning Commission hereby grants a Use Permit,
as applied for, to allow the construction of a 110 unit apartment
complex on 4.44 acres in the R-3 (1750) Planned Community District
in accordance with the project design plans as submitted, identi~
fied as Exhibit "B" attached and a part hereof, subject to the
following conditions:
a. Submission and approval of a parcel map to include
the northeasterly 70'X125' parcel and zone change
action removing the remaining parce~ not a part
of this development from the designation of
Planned Community DiStrict.
b. The signing and provi~i0ns for enforcement of "no
parking" restriction on interior driveways.
c. Public improvements as specified in the report of
of the Assistant City Engineer, dated January 15,
1973, incorporated in the Commission minutes and
a part of the case record.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission held on the 22nd day of January, 1973.
