PUBLIC HEARING:
1. CONDITIONAL USE PERMIT 2011-22 AND MINOR ADJUSTMENT 2012-
01
– to establish and operate a recycling facility/vending machine (bulk) in
conjunction with an existing market located at 1022-1112 Walnut & 14510-
14520 Newport Avenue.

STATUS: THIS PROJECT IS CATEGORICALLY EXEMPT
(CLASS 1) PURSUANT TO SECTION 15301 OF
THE CALIFORNIA ENVIRONMENTAL QUALITY
ACT.
RECOMMENDATION:
That the Zoning Administrator adopt Zoning Administrator Action 12-004
approving Conditional Use Permit 2011-22 to establish and operate a
recycling facility/vending machine (bulk) (“recycle facility”) in conjunction
with an existing market located at 1022-1112 Walnut & 14510-14520

Newport Avenue and Minor Adjustment 2012-01 to allow a 10% increase in
building height.
The meeting opened at 10:30 a.m.
The Zoning Administrator introduced City staff, and asked the attendees to introduce
themselves.
Carlos Ordonez stated he is the applicant for the proposed project. Kiyoshi Graves
stated he represents the applicant. Martha Patarroyo stated she is a neighboring
resident to the project site.
Amy Stonich gave a presentation for CUP 2011-22 & MA 2012-01.
The Zoning Administrator asked Mr. Ordonez and Mr. Graves if they reviewed and
understood the conditions of approval, and if they had any questions regarding the
conditions.
The Zoning Administrator opened the public hearing.
Kiyoshi Graves and Carlos Ordonez spoke representing the applicant. Both
spoke in favor of the proposed project, stated they read the given conditions
of approval, have no questions, and are able to comply with the conditions.
Martha Patarroyo spoke in opposition to the proposed project. Her general
concerns include noise, cleanliness, and other disruptions caused by
activity in the Bodega Center.
The Zoning Administrator read into the record a letter received from George
Estrada, noting his general concerns regarding negative conditions in the
Bodega Center.
The Zoning Administrator closed the public hearing.
The Acting Zoning Administrator approved Zoning Administrator Action No.
2012-004, approving Conditional Use Permit 2011-22 and Minor Adjustment
2012-01.
The meeting adjourned at 10:45 a.m.
