RESOLUTION NO. 1286
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, RECOMMENDING PREZONING ON APPLICATION NO.
(PZ-72-136) , PLANNING COMMISSIONINITIATED
The Planning CommiSsion of the City of Tustin does hereby

resolve as follows:
1. The Planning Commission finds and-determines:
-a)
That a proper'a'pplication (No. PZ-72-136) has beer
initiated by the Planning Commission for a prezonE.
change from the Orange County R-1 District to the
City of Tustin P-C (Planned Community-Commercial)
District of the property described in Exhibit "A"
attached hereto and incorporated herein by this
reference as though set forth herein in full.
b) . That a public hearing was duly called, noticed and
held on'said application;
c)
That a prezone change should be granted for the
following reasons: ..
1)
Said property is proposed to be developed by an
expansion of an existing commercial-professional
complex adjacent and to the south. This action
is deemed necessary and appropriate, with a con-
junctive annexation action, to avoid future bi-
jurisdictional complications.
2)
Subject prezoning is in conformance with the in-
dications of the Tustin Area General Plan.
d)
Development of subject property shall be in accorf
ance with the policies adopted by the City Counci~
Uniform Building Codes as administered by the Bui]'
ing Official, Fire Code as administered by the Fire
Chief, and street improvement".requirements as ad-
ministered by th, City Engineer.
e) Final development plans shall require the review and
approval of the Development Preview Commission.
2. The Planning Commission hereby recommends to the City
Council approval of prezone change application No. PS-72 136 to the
City of Tustin Planned Community (Commercial) District, subject to
the following conditions:
a) Annexation to the City of Tustin.
b) Precise plans of development to be ~pproved by
the Development Preview Commission. t

mission, held on the 11th day of September, 1972
