RESOLUTION NO. 1285
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
·
OF TUSTIN, RECOMMENDING REZONING ON APPLICATION NO.
(ZC-72-233) OF SOUTHERN CALIFORNIA PROJECTS, INC.
The Planning Commission of the City of TUstin does hereby
resolve as follows:

The planning Commission finds and. determines~
That a properLaPplication (No. ZC-72-233) has been
filed on behalf of Southern California Projects, Inc
for a zone change from the C-1 (Retail Commercial)
District to the P-C (Planned Community-Commercial)
District of the property described in Exhibit "A"
attached hereto and incorporated herein by this
reference as though.set forth herein in full.
b) The Planning Commission on its own motion has amende,
the· application to include all contiguous parcels
encompassing a triangular land area bounded by
Main Street, Bryan, and Newport Avenue.

That a public hearing was duly'called, noticed and
held on said application;
d) That a zone change should be granted for the follow-
ing reasons:
1)
The proposed rezoning would permit a consoli-
dated commercial and professional complex, with
control established by the means of a precise
plan of development approval.
2)
The amended application wOuld recognize the
existing developments of a restaurant and vet-
erinarian hospital as part of the total complex
and would assure the coordination by design of
all subsequent developments.
e)
Future development of subject property shall ~e in
accordance with the policies adopted by the City
Council, Uniform Building Codes a~ administered by
the Building Official, Fire Code as administered by
the Fire Chief, and street improvement requirements
as administered by the City Engineer'
f) Final development plans shall require the review and
approval of the Development Preview Commission.
2. The Planning Commission hereby recommends to the City
Council approval of zone change application No. ZC-72-233 from the
C-1 District to the Planned Community ~ommercial) District, subject
to the following conditions:
a)
Precise plans for development on subject parcels
shall be submitted to the Planning Commission and
Development Preview Commission for approval, with
said. plans.encompassing an inter-related and inte-
grated design for the total parcel.

b) The division of ownership or interest in any parcel
shall reqUire the submission and approval of a par-
cel map, accompanied by copies of reciprocal agree~
ments related to parking facilities and traffic
circulation.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission,.. held on the 11th day of September, 1972.
