JONES The Planning Commission of the City of Tustin does Hereby_ resolve as follows: 1. The Planning'Commission finds and determines as follows: 'a) That a proper application (NO. UP72-379) was filed ~n behalf of the subject property owners by Western Mortgage Corp., and said use permit was approved on February 14, 1972', authorizing the integrated deve!- opment of the to~al properties in accordance with an approved master plan submitted by the proponents, to include the property described in Exhibit "A" attached hereto and incorporated herein by this reference as though set forth herein in full. b) c) That an amendment to UP-72-379 was filed on behalf of Daniel M. Jones by Robert French for subject par- cel, eliminating the rear public roadway and amend-. ing the cOnfiguration of building placement. 'That a public hearing was duly called, noticed and held on said application. 2. The Planning Commission hereby denies the proposed amend ment to UP-72-379, based upon the follOwing findings: a) There is no compelling reason nor justification pre- .sented for modification or amendment to a previousl~: approved plan that met the desires of the city, neighborhood, and applicant. b) c) The proposed amendment indicates a deficit~. 25 parking spaces for subject parcel, pursuant to stand ards established by the Zoning Ordinance. The proposed amendment does not incorporate adequate $ . means of buffering the commercial shopping complex from the adjoining E-4 residential properties *on southerly perimeter. d) The proposed amendment deletes desired amenities interior landscaping for parking lot. areas. e) Traffic circulation plans indicated are less desir- able and less adequate than those previously apprcv~ for subject parcel. .
