A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING PREZONING ON APPLI-
CATION PZ 72-133, PLANNING COMMISSION INITIATED.
The Planning Commission ~f the City of Tustin does
4 hereby resolve as follows:

1. The Planning Commission finds and determines:
a) That a proper application (No. PZ 72-133) has
been filed on initiation of the Planning
Commission for a prezone change from the Orange
County County E-4 (Small Estates) District to
the City of Tustin R-1 (Single-Family Residential)
District of the property described in Exhibit "A"
attached hereto and incorporated herein by this
reference as though set forth herein in full.
b) That a public hearing was duly called, noticed
and held on said application;
c) That a prezone change should be granted for

the following reasons:
1. That subject request represents a logical
use of the land as related to surrounding

2. That the requested density is essentially
comensurate with surrounding densities.
d) Development of subject property shall be in
accordance with the policies adopted by. the City
Council, Uniform Building Codes as administered
by the Building Official, Fire Code as administered
by the Fire Chief, and street improvement, require-
ments as administered by the City Engineer.
2. The Planning Co~mission hereby reconudends to the City
Council approval of prezore change application No. PZ 72-133 from the County
E-4 (Small Estates) District to the CitY of Tustin R-1 (Single-Family Resi-
dential) District, subject to the following conditions:
a) Annexation of subject property to the City of Tustin.
b) The submission and approval of required subdivision
maps, prior to development of the property.
