RESOLUTION NO. 1256
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN GRANTING A USE PERMIT ON APPLICATION NO.
UP-72-379, OF ENDERLE/DOTY-VANDENBERG-JONES'.
The Planning Commission finds and determines:
a). That a proper application (No. UP-72~37~) was
filed on behalf of Enderle/Doty-Vandenberg/
Jones by Western Mortgage Corp. pursuant to
the-requirements of Ordinance Nos. 486 and 488
to authorize the development of a commercial
and professional office building center on the
property described in Exhibit "A" attached
hereto and incorporated herein by this
reference as though set forth herein in full.

That' a public hearing was duly called, noticed
and held on said application.

That establishment, maintenance and operation
of the use applied for will not, under the
circumstances of this case, be detrimental to
the health, safety, morals, comfort or gDneral
welfare of the persons residing or working in
in the neighborhood of such proposed use,
evidenced by the following findings:
(1)
The property is proposed to be segregated
from adjoining residential properties by
perimeter walls, landscaping and street
system, and the location of structures on
the parcel are not detrimental to persons
and properties within the area.
d)
That the establishment, maintenance and operation
of the use applied for will not be injurious
or detrimental to the property and improvements
in the neighborhood of the subject property,
nor to the general welfare of the City of
Tustin, and should be granted. ~
e)
Proposed development shall be in accordance with
the development policies adopted by the City
Council, Uniform Building Codes as administered
.by the Building Official, Fire Code as adminis-
tered by the .Fire Chief, and street improvement
requirements as administered by the City
Engineer.
The Planning Commission of the City of Tustin does hereby
~resolve as follows:

2. The Planning Commission hereby approves the general
concept of Use Permit UP-72-379 as applied for, illustrated by
Exhibit "B", indicating those areas not a part of concept approval
subject to the preparation of precise plot plans to be approved
by staff and the Development Preview Commission, with said plan
accommodating the following conditions:
a) Dedication, improvements, and conditions as
specified by letter of the City Engineer dated
February 10, 1972 and appendixed hereto and
made a part hereof.
· b) The dedication and improvement of total street
system for the total area indicated on the'
master plan prior to occupancy of any structure
on any part or portion of the area not
heretofore approved.
c) Perimeter landscaping by berms or landscaped
walls for street scape.
d) Elevation of structures.

e) Access from 17th Street, Yorba Street and ~'
Prospect AVenue.
f) Circulation for the bank drive-in window.
g) Total signing.
h) Location of the buildings on the parcels.
i) Location, design and traffic pattern for the
proposed service station.

j) The location of on-site water mains and fire
hydrants as approved by the Fire Chief.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 14th day of February, 1972.

That part of Lot 1 of the Vincente Yorba Tract, as per 'map recorded
in Book 2, Page 14 of Miscellaneous Maps, Records of Orange County,
California, lying easterly of the easterly right-of-way line of the
relocated Yorba. Street, as desCribed in a right-of-way Relinquishment
Agreement recorded in Book 7588, Page 332 of Deeds, Official Records
of said Orange County.
Excepting therefrom the Northerly 184.00 feet.
Parcel II
Lot 2 of ~aid Vincente Yorba Tract
Excepting therefrom 17th Street right-of-way of record.
Parcel III
That portion of the Teodocio Yorba Allotment as described in a

That portion of the Teodocio Yorba Allotment described as follows:
Beginning at the northeast corner of said yorba land; thence
south 8.43 chains; thence west 9.00 chains; thence north 8.43
chains to the north line of said Yorba land; thence east 9.00
'chains along said north line to the point of beginning.
