RESOLUTION NO. 1249
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING REZONING ON APPLI
CATION NO. ZC-71-228 OF DAN JONES,ETAL.
The Planning Commission of the City of Tustin does
hereby resolve as follows:
..
1. The Planning Commission finds and determines:
a) That a proper application (No. ZC-71-228) has
been filed on behalf of Dan Jones, Etal, for
a zone change from the "U" (Unclassified)
District to the P-C (Planned Community - Com-
mercial) District of the property described
in Exhibit "A" attached hereto and incorporated
herein by this reference as though set forth
herein in full.
b) That a public hearing was duly called, noticed
and held on said application;
c) That a zone change should be granted for the
following reasons:
(1) That subject property is planned to be
incorporated with adjacent properties as
a portion of a large commercial-orofes-
sional complex which will be developed
under a Master Concept Plan including
compatibility of uses, structures, and
traffic circulation designs.
d) Development of subject property shall be in
accordance with the policies adooted by the
City Council, Uniform Building C~des as adminis-
tered by the Building Official, Fire Code as
administered by the Fire Chief, and street
improvement requirements as administered by
the City Engineer.
e) Final development plans shall require the review
and approval of the Development ~review Commissiol
2. The Planning Commission hereby recommends to the City
Council approval of zone change application No. ZC-71-228 from the
"U" (Unclassified) District to the P-C (Planned Community-Commercia
District Subject to the following condition:

of a Conditional Use Permit.

DESCRIPTION:
Ail that certain land situated in the State of California, County of Orange,
described as follows:
That portion of the 148.00 acre parcel of land allotted to Teodocio Yorba in
Decree of Partition of the Rancho Santiago de Santa Aha, recorded in Book "B"
of Jud~Kments of the 17th Judicial District Court of California, described as
follows:
Beginning at the Northeast corner of said Yorba land; thence South 8.43 chains;
thence West 9.00 chains; thence North 8.43 chains to the North line of said Yo~.'~
land; thence East 9.00 chains along said North line to the point of beginning.
Excepting therefrom that portion described as follows:
Beginning at the intersection of the center lines of Seventeenth Street and
Prospect Avenue, said intersection being the Northeast corner of said Teodocio
Yorba Allottment; thence, South 0° 10' 14" East, along said center line of
Prospect Avenue, 100.00 feet; thence,~south 89° 49' 46" West, at right ~ngles
to .said center line, 40.00 feet; thence North 0" 10' 14" West, along a line
parallel with said center line, 29.37 feet; thence North 45" 36' 44" West, 42.10
feet to a line parallel with and 40.00 feet Southerly from said center line of
Seventeenth Street; thence, North 1° 03' 14" West, at right angles to said
center line, 40.00 feet to said center line, 70.62 feet to the point of beginn-
ing as described in final order of condemnation, a copy of which was recorded
September 8, 1965 in Book 7477, page 83 of Official Records.
