HomeMy WebLinkAboutPC RES 1247RESOLUTION NO. 1247 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN GRANTING A USE PERMIT ON APPLICA- TION NO. UP-71-374, OF CONSOLIDATED REPRODUCTIONS. The Planning Commission of the City of Tustin does hereby resolve as follows: 1. The Planning Commission finds and determines as 6 ti as follows: 8 9 12 15 3.5. 17 18 19 21 22 24 25 28 29 30 31 32 ! a) That a proper application (No. UP-71-374) was filed on behalf of Consolidated Reproductions for the purpose of 'authorizing construction of a pro- fessional office building and blueprint facilities on the property located on the southeasterly corner of First Street and Pacific Street, described in Exhibit "A" attached hereto and incorporated herein by this reference as though set forth herein in ful~ b) That a public hearing was duly called, noticed and held on said application; c) The Commission finds and determines that the ~ proposed use of subject property is compatible and consistent with the intent of the Zoning Ordinance ~ in that the property is zoned as C-1 for a distance of 183 feet southerly of the center line of First Street and R-3 for a continuing distance of 100 fee~ It is further determined that a Use Permit is approv priate for authorization of parking for that portion of the subject lot to be used for on-site parking accommodations. d) That establishment, maintenance and operation of thc use applied for will not, under the circumsta.nces of this case, be detrimental to the health, safety morals, comfort or general welfare of the persons residing or working in the neighborhood of such proposed use, evidenced by the following findings: (1) That subject parcel is located on a primary traffic arterial as designated by the Master Plan of Arterial Highways, and buffered from existing residential developments by perimeter walls, landscaping, and parking facilities. e) That the establishment, maintenance and operation of the use applied for will not be injurious or deterimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted. The Planning Commission hereby grants a Use Permit as applied for to allow the construction of a blueprint facility and office building on C-1 zoned property with on-site parking f) It is the further finding that the installation of curb and gutter and paving at the ultimate right_ofZ way line of First Street shall be the responsibility of the City of Tustin; and the installation of stre-eu trees and sidewalks shall be provided by the owner as directed by the City Engineer. · PASSED AND ADOPTED at a regular meeting of the Planninc~ Commission , held on the 13th day of December, 1971. ~ day of ...~'>~[' ?(~.z~.~_.:~E~u_. , 1971. Arterial Highways plus a standard "corner cutoff" at the Pacific Street intersection. b) Installation of sidewalk and street trees in the ultimate location along the First Street frontage. c) Installation of sidewalk, street trees and one street light together with underground conduit on the Pacific Street Frontage. d) Removal or relocation of existing irrigation facil-! ities as necessary to permit the required street or on-site construction. e) Closure of the existing curb opening in First which will no longer be utilized under the propose,~ development olan. 8~ '~ accomodations on the R-3 9 zoned portion of subject lot, subject to: a) Dedication of additional right-of-way on First Street in accordance with the Master Plan of RESOLUTION NO. 1247 EXHIBIT "A" Ail that certain land situated in the State of California, County of Orange, City of Tustin, described as follows: Beginning at the northwest corner of Block "C" as shown on a map of a part of Tustin City as shown on a map thereof recorded in Book 4, Page 218 and 219 of Miscellaneous Records of Los Angeles County, California; thence east 119 feet; thence south 200 feet; thence west 119 feet; then north 200 feet to the point of beginning.
