RESOLUTION NO. 1239
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, RECOMMENDING APPROVAL OF SPECIFIC PLAN
NO. 3 - MASTER PLAN OF DEVELOPMENT FOR THE INTERNATIONAL
RECTIFIER CORP. PROPERTIES.

The Planning commission of the City of Tustin does hereby
resolve as follows:
1. After Public hearing duly called, noticed and held,
the Planning Commission recommends approval of Specific Plan No. 3
(Master Plan of Development for the International Rectifier Corp.
properties - referenced 'hereto and made a part hereof), as provided
for under Articles 8 and 9, Title 7, of the State of California
·
Planning and Zoning Laws; the property in question described as:
an approximate 34 acre site bounded by..Valencia, Red Hill and Bell
Avenues, and the Santa Fe Railroad spur line, for the purpose of
establislishing an Industrial Park.
2. It is hereby further resolved that the following
conditions and criteria apply to the development of said industrial
park:
a) That a 60 foot street right-of-way be improved with
a 48 foot curb to curb street dimension in accord-
ance with development standards applicable to
Bell Avenue.
b) Street improvements necessary to provide access to
Valencia or Bell Avenue and vehicular access for
the rear of Lot #2 be constructed at such time as
Lot #2 is limited to Red Hill Avenue access.
c) Street lighting shall be installed concurrently
with street improvements within said industrial parl
d) Any and all costs associated with railroad g.rade.
crossing protection required within the area encom-
passed by this Specific Plan shall be at no.coSt.

e) The division of land for sale or lease shall
require the approval of a tentative subdivision
map as provided by Section 11535 (d), Business and
Professions Code of the State of California.
