RESOLUTION NO. 1238 · A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, RECOMMENDING FOR PREZONING ON APPLICATION PZ-71-131, INITIATED BY THE PLANNING COMMISSION. The Planning C.~ ?~iss~'on of the City of Tustin does hereby resolve as follows: 1. The Planning Commission finds and determines: a) That a proper application (No. PZ-71-131) has been filed, by initiation of the Planning Commission, for a prezone change from the Orange County R-1 (Single-Family Residential) District to the City of Tustin Pr (Professional) District on that prop- erty which fronts approximately 297 feet on the northwest side of Red Hill Avenue and approximately 300 feet on the northeast side of Irvine Boulevard. · b) That a .public hearing was duly called, noticed and held on said application; c) That a prezone change should be granted for the following reasons: (1) The parcel in question, due to its size and location, would be difficult to develop for single-family residential purposes; (2) Similar or heavier commercial uses exist a short distance northwestward of subject site; and, (3) Uses permitted in the Pr District would be of a nature such that they would create little or no conflicts with adjacent residential uses. 2. The Planning Commission hereby recommends to the City Council approval of prezone change application No. PZ-71-131 from Orange County R-1 (Single-Family Residential) District to the City Tustin Pr (Professional) District, subject to the following cond~ a) Annexation to the City of Tustin. b) That .any structures erected on this property shall exceed one-story or eighteen feet in height. c) That the architectural style of the buildings shall such as determined by the Development Preview Commis sion to be in harmony with the residential development. PASSED AND ADOPTED at a regular meeting of the Planning Commission, held on the 11th day of October, 1971.
