RESOLUTION NO. 1233
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TUSTIN, RECOMMENDING APPROVAL OF PREZONING ON
APPLICATION NO. PZ-71-130, INITIATED BY THE PLANNING
COMMISSION.
"The Planning commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines:
a) That a proper application (No. PZ-71-130) has
been filed' on motion of the Planning Commission
for a prezone change from the County R-2 (1500)
(Group Dwelling) District to the City of Tustin
R-3 (1500), (Multiple Family Residential) District,
of the property described as having a frontage of
approximately 255 feet on the southeast side
of Red Hill Avenue, approximately 60~0 feet in
depth, and is located approximately 330 feet
northeasterly of the centerline of Mitchell
Avenue, consisting of approximately 4.45 acres.
b) That a public hearing was duly called, noticed
and held on said application;
c) The a prezone change should be granted for the
following reasons:
1) Uses permitted in said District would be
compatible with and appropriate to surrounding
uses; and,
2) Said prezone change confers upon the property
the same rights and density as exists under
the zoning classification applied by the
County. of Orange.
d) Development of subject property shall be in accord-
ance with the policies adopted by the City Council,
Uniform'Building Codes as administered by the
Building Official, Fire Code as administered by
the Fire Chief, and street improvement requirements
as administered by the City Engineer.
e) Final development plans shall require the review
and approval of the Development Preview Commission.

2. The PlanHing Commission hereby recommends to the City
Council approval of Prezone change application No. PZ-71-130 from
·
theCounty R-2 (1500) (Group Dwelling) District to the City of
Tustin R~3 (1500) (Multiple Family Residential) District, subjec~
to the following condition~:
a) Annexation to the City of Tustin.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 13th day of September, 1971
