HomeMy WebLinkAboutPC RES 12114 § 6 ? 8 9 10 11 1£ 14 15 16 17 18 19 £0 £5 26 50 RESOLUTION NO. 1211 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, APPROVING PRECISE PLANS OF DEVELOPMENT (PHASE I), ON THE APPLICATION OF STEELCASE, INC. The Planning .Commission of the City of Tus~in does hereby resolve as follows: 1. The Planning Commission finds and determines: a) That a proper application was filed on behalf of Steelcase, Inc. for precise plans of development (Phase I) on the property as shown on a Parcel Map recorded in Book 28,' Pa~e 40 of Parcel Maps, Records of Orange County, California. b) That establishment, maintenance and operation of the use applied for will not, under, the circum- stances of this case, be detrimental to the health, safety, morals, comfort or general welfare of the persons residing or working in the neighbor- hood of such proposed use, evidenced by the following findings: 1. That the use in question - manufacturing of office furniture - is permitted in the PC (Planned Community - Industrial) District; and, 2. The precise plans as herein approved are in conformance with the site development standards of that District. c) That the establishment, maintenance and operation of the use applied for will not be injurious or detrimental to the property and improvements in the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted. d) Proposed development shall be in accordance with the development policies adopted by the City Council, Uniform Building Codes as administered by the Building Official, Fire Code as adminis- tered by the Fire Chief, and street improvement requirements as administered by the City Engineer. e) Final development plans shall require the review and approval of the Development Preview Commission. 4 ? 8 9 10 11 14 16 17 18 19 20 24 £5 ~9 5O 2. The Planning Commission hereby approves the Precise Plans of Development as applied for, to allow a 25,000 square foot administrative and showroom structure, and a 400,000 square foot manufacturing structure, subject to the following conditions: a) The recording of a Covenant running, with. the land, as approved by the City Attorney, guaranteeing that sufficient on-site parking facilities shall be provided at the owner's expense to accommodate all employees and guests of present and future proposed develop- ments and use, based upon a determination of requirements by the P~anning Commission on the recon~endations of City Staff. b) Satisfaction of the requirements of the City Engineer as contained in memorandum dated April 21, ~1971,'referenced hereby and made a part hereof; c) The inStallation of fire hydrants as stipulated by the Fire Chief; d) Approval by the Planning Commission of any future precise plans for expansion.
