RESOLUTION NO. 1203
A RESOLUTION OF THE PLANNING COMMISSION OF THE.CITY
OF TUSTIN, RECOMMENDING REZONING ON APPLICATION
Z.C.-71-223 OF THE PLANNING COMMISSION.
The Planning cOmmission of the City of Tustin does
hereby resolve as follows:
1. The Planning Commission finds and determines:
a) That a. proper application (No. Z.C.L71-223) has
been filed on motion of the Commission' for the
properties of'The County of Orange, Blanche
Gresit, and Rober C. Muir, et al., for a Zone
Change from the 100-C-2-10,000 (Central Com-
mercial) District to the-Planned Community
District (P-C-Commercial) of the property des-
cribed in Exhibit "A" attached hereto and in-
corporated herein by this reference as though
set forth herein in full.
b) That a public hearing was duly called, noticed
and held on said application.
c) That a Zone Change should be granted for the
following reasons:
1) That the proposed zone change will provide
a D~strict compatible to the surrounding
developments;
2) That said District will further provide
flexibility of design and uses; and
3) That provisions for the control and guarantee
of high quality development are an inherent
part of the development standards as specified
in this District.
d) Development of subject property shall be in accor-
dance with the policies adopted by the City Council,
Uniform Building Codes as administered by the
Building Official, Fire Code as administered by
the Fire Chief, and street improvement requirements
as administered by the City Engineer.
e) Final development plans shall require the review and
approval of the Development Preview Commission.
2. The Planning Commission hereby recommends to the
City Council approval of Zone Change application No. Z~C.-71-223
from the 100-C-2-10,000 (Central Commercial) District to the
Planned Community District (P-C-Commercial), subject to the fol-
lowing condition:
Submission and approval of a Use Permit(s) and
associated specific plans for the development ®f
subject properties, or any portion thereof.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 22nd day of February, 1971.

Certain real property in %he City of Tustin, known as
Parcels 8, 19, 20, 48, & 54 Assessor's Map Book 103, page
23, County of Orange, generally described as property located
on the southeasterly side of Newport Avenue, 530 feet south-
west of the centerline of Irvine Boulevard with Newport Avenue
frontage of 460 feet and lot depth of 1270 feet.
