A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING FOR REZONING ON APPLI-
CATION Z.C. 71-222, PLANNING COMMISSION INITIATED.
The Planning Commission of the City of Tustin does hereby
resolve as follows:
1. The Planning Commission finds and determines:
a) That a proper application (No. Z.C. 71-222) has
been filed by motion of the Planning Commission
on behalf of Alexander E. Sandorf for a zone
change from the 100-C-2-10,000 (Central Com-
mercial) District to the R-3 (Multiple-Family
Residential) District of the property described
in Exhibit "A" attached hereto and incorporated
herein by this reference as though set forth
herein in full;
b) That a public hearing was duly called, noticed
and held on said application;
c) That a zone change should be granted for the
following reasons:
1) Subject property is presently developed
with a 92-unit apartment complex and is
non-conforming in use and structure, and
2) Subject rezoning action would accurately re-
flect and bring into conformance, those
existing uses and structures.
2. The Planning Commission hereby recommends to the City
Council approval of zone change application No. Z.C. 71-222 from the
100-C-2-10,000 (Central Commercial) District to the R-3 (Multiple-
Family Residential) District.
PASSED AND ADOPTED at a regular meeting of the Planning
Commission, held on the 22nd day of February 1971.

Certain real property in the City of Tustin. known as Parcels
33 and 35, Assessor's Map Book 103, page 23, County of Orange,
generally described as property extending northerly of the
northerly limits of the Orange County Flood Control Channel
on the southeasterly side of Newport Avenue a distance of
185 feet and extending easterly for a lot depth of 1240 feet.
