A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING PRE-ZONING ON
APPLICATION PZ-70-124 OF TUSTIN PLANNING COMMISSION
ON BEHALF OF C. J. BONNER AND WALTER H. OPP
The Planning Commission of the City of Tustin does
hereby resolve as follows:
1. The Planning Commission finds and determines:
a) That a proper application of PZ-70-124 has
been filed on behalf of C. J. BONNER and
WALTER H. OPP for a zone change from the
County Residential/Professional District to
the City of Tustin Planned Community (Com-
mercial) District of the property described
in Exhibit "A" attached hereto and incorpora-
ted herein by this reference as though set
forth herein in full:
b) That a" public hearing was duly called, noticed
and held on said application;
c) That a. zone change should be granted for the
following reasons:
(1) To assure compatibility of development
with existing and authorized land uses
within the immediate area; and,
(2) To apply a zoning classification in
accordance with the established dis-
tricts of the Tustin Zoning Ordinance
to be effective upon annexation to
the City of Tustin.
d) Development of subject property shall be in
accordance with the policies adopted by the
City Council, Uniform Building Codes as admin-
istered by the Building Official, Fire Code
as administered by the Fire Chief, and street
improvement requirements as administered by tke
City Engineer.
e) Final development 'plans shall require the
review and approval of the Development Preview
Commission.

2. The Planning Commission hereby recommends to
the City Council approval of zone change Application No. PZ-70-124
from the County Residential/Professional District to the Planned
Community (Commercial) District, subject to the following conditions:
a) The application for a Use Permit and the
submission and approval of development plans
prior to the issuance of a building permit;
and,
b) The exclusion from permitted uses for subjec~
property of service stations, drive-in and
take-out food establishments on the finding
that such uses would have a detrimental effec--_
upon the peaceful and quiet use of adjoininq
residential developments and an adverse influ-
ence upon the traffic flow of 17th Street.
