A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF TUSTIN, RECOMMENDING FOR PRE-ZONING ON
APPLICATION PZ-70-1~23 OF TREEHAVEN ASSOCIATES.
The Planning Commission of the City of Tustin does hereby resolve
as follows:
1. The Planning Commission finds and determines:
(a)
That a proper application (No. PZ-70-I23)
has been filed on behalf of TREEHAVEN ASSOCIATES
for a pre-zone change from the Orange County R-1
(Single-Family Residential District) to the
City of Tustin P-C (Planned 'Con~nunity DistriCt)
of the property idesCribed in Exhibit "A" attached
hereto and incor-porated herein by this reference
as though set forth herein in full;
(b)
That a public hearing was duly called, noticed
and held on said application; and,
That a pre-zone change to the Planned Development
District should be granted for the following
reasons'. ~
1. That the pre-zone request is commensurate
with the use of subject property as presently
developed, and would be appropriate to the
surrounding area; and,
2. The property is representative of authorized
developments within the Planned Development
District of the City of Tustin, having been
constructed subject to precise plans under
a Use Permit Variance of Orange County.

The Planning Commission recommends to the City Council that the
subject property be pre-zoned to the PD (Planned Development)
District, effective upon annexation to the City of Tustin.
PASSED AND ADOPTED at a regular meeting of the Planning Commission,
held on the 28th day of DECEMBER , 1970.

as shown on a map thereof recorded in Book 102, Page 15 of Miscellaneous
Maps, in the office of the County Recorder of said county, described as

Beginning at a point in the centerline of Yorba Street which bears
North 0° 04' 00" East 250.01 feet from the centerline intersection of Yorba
Street and 17th Street, said point being the TRUE P~)INT OF BEGINNING;
thence continuing along the centerline of Yorba Street, North 0o04. 00' East
426.61 feet to the northwest corner of said south one-half of Lot 15; thence
along the north line of the south one-half of Lot 15, North 89° 33' 32" East
905.15 feet to a point in the west line of the Orange County Flood Control
District right-of-way, being a line parall'el with and 25.00 feet west of the
west line of the east 6 acres of the south one-half of said Lot 15; thence
along said west line South 0° 04' 37" East 422.34 feet; thence South 88° 51' 00"
West 271.14 feet; thence North 1° 09' 00" West 18.94'feet; thence South
1° 09' 00" East 40.57 feet; thence South 88°'51' 00" West 147.18 feet to the
beginning of a tangent curve concave to the south; thence westerly along said
curve having a radius of 21.78 feet, through a central angle of 37° 16' 17",
an arc length of 14.17 feet to the beginning of a reverse curve concave to
the north, a radial line through said beginning bears South 38° 25' 17" east;
thence westerly along said curve having a radius of 46.78 feet through a
central angle of 37° 16' 17", an arc length of 30.43 feet to the easterly
prolongation of the north line of the land described in deed to Walter Henry

Reco'rds'; thence along said line South 88° 51' 00" West 269.47 feet; thence
