P. 70-356 OF ANDREWS CONSTRUCTION CO., INC., ON BEHALF OF FIRST WESTERN BANK (TRUST DEPARTMENT). '77 The Planning Commission of the City of Tustin, California, does hereby resolve as follows: 1. The Planning Commission finds and determines: (a) That a proper application (No. UP-70-356) was filed by ANDREWS CONSTRUCTION CO., INC., on behalf of FIRST WESTERN BANK (TRUST DEPARTMENT), for a Use Permit to permit a Single-Family Residential Planned Community of 32 lots,. limited to single-story structures 18 feet 'or less in height, on the property described in Exhibit "A" attached hereto and incor- porated herein by this reference as though set forth herein in full; ~ (b) That a .public hearing was duly'c'alled, noticed and held on said appliCation; (c) That establishment, maintenance and operation of the use applied for will not, under the circumstances of this case, be detrimental to the health, safety, morals, comfort or general welfare of the persons residing or working in the neigh- borhood of such proposed use, evidenced by the following findings: The subject Use Permit was submitted as required under the conditions of ZC-70-121; That a 'revised site plan for the proposed development indicates a 56-foot wide local interior street bi- secting the development; That 16 single-family residential lots will be located on either side of that local interior street for a total of 32 lots; and, 60 feet. That all lots shall have a minimum width of (d) That the establishment, maintenance and operation of the use applied for will not be injurious or detri- mental to the property and improvements in' the neighborhood of the subject property, nor to the general welfare of the City of Tustin, and should be granted; (e) Proposed development shall be in accordance with the development policies adopted by the City Council, Uni- form Building Codes as administered by the Building Official, Fire Code as administered by the Fire Chief, and street improve- ment requirements as administered by the City Engineer. (f) Final development plans shall require t~e review and approval of the Development Preview Commission. 2. The Planning Commission hereby grants Use Permit, as applied for, to allow the development of a Single-Family Residential Planned Community of 32 lots, limited to .single-story structures 18 feet or less in height, in accordance with submitted building design plans, and subject to the following condition: That a subdivision map shall be filed and recorded, which map shall include the 32 lot subdivision encompassed by subject property, and which shall further include, as another lot or parcels of the same subdivision,.th&t Pr zoned property extending southward from subject property, and bounded by Irvine Boulevard, Prospect Avenue, and "B" Street.
