RESOLUTION NO. 1180 · A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TUSTIN, CALIFORNIA, RECOMMENDS APPROVAL OF APPLICATION NO. Z.C. 70-220 OF R.T. ENDERL_E. ,,, The Planning Commission of the City of T~stin, Californi~ d~s hereby resolve as follows: 1. The Planning Commission finds and determines: a) That a proper application (No. Z.C. 70-220) was filed by R. T. FRENCH DEVELOPMENT COMPANY on behalf of HARRIET O. ENDERLE, to rezone from R-1 to PC-R-3 the property described in Exhibit "A# attached hereto and incorporated herein by this reference. b) That a public hearing was duly called, noticed and held on said application. c) That the proposed development would be a part of the total development of a .43 acre project. d) That subject zone change would be an amendment t~ the General Plan for the Tustin. area and would be compatible with existing and approved uses '.,~tl in the area, and; e) That any proposed use of subject parcel would require a public hearing for a Use Permit and specific approval and conditions as recommended · by the Development Preview Commission and imposec by the Planning Commission. 2. The Planning Commission does hereby recommend to the City Council the approval of Z.C. 70-220, as applied for, 'subject to the following.conditions: a) Height limitation of one-story structure (18 fee maximum) within 100 feet of the southerly pro- perty ~line adjacent to any property zoned R-1 or E-4. b) Density standard not to exceed one unit for each 2000 sq. ft. of land area (21 units per acre). c) Installation of lighting directed away from adjacent residential developments. d) Parking accommodations shall be provided at a i ratio of two spaces for each dwelling unit an~ located at a distance not greater than 250 fee~ from the unit served. e) Project to be bordered by a 6' 8" perimeter wall adjacent to any property line in a single-family residential district, with said wall to be con- structed prior to the issuance of a permit for any other structure. 1 2 $ 4 5 ,,/ 8 9 · 10 11 12 14 15 · 16 17 18 24 . 25 ~0 ROUnK~ & HOLmRooK SANTA ANA, CALIF. f)' Perimeter landscaping in conjunction with peri- meter wall to provide screening for adjacent sidentlal developments. . g) Land coverage of the total lot area shall be ed to not more than 50% for main and accessory building area, excluding recreational structures driveways and parking areas.
