V_. 70-271 OF EARL E.- The Planning Commission of the City of Tus~n, california does hereby resolve as follows: The Planning Commission finds and determines: a) That a proper application (No. V. 70-271) was filed on behalf of EARL E. CLAYTON for a variance to permit waiver of front and side yard structura~ setbacks on the property described in Exhibit A attached hereto. b) That a public hearing on said application was dui~ called, noticed and held. c) That there are special circumstances applicable to the propek-ty including the dedication of 13 feet of parkway on Pacific Street as compared with the usual standard of 8 feet, and the development of the property under specific development standards; the strict application of the Zoning Ordinance would deprive subject property of privileges en- joyed by other property owners in the vicinity and under identical zoning classification, and; d) That the proposed 15-foot structural setback on Pacific street; proposed. 3-foot side yard setbacks; minor alterations to other approved side yard setbacks; and, the additional vehicular access drive; would be compatible in the PC Districts wi~ah other uses in the vicinity; and would have no adverse effect upon adjoining properties and would not be a grant of special privileges in- consistent with the limitations upon other pro- perties in the vicinity and zone, and should be approved, subject to the following conditions. 2.
