RESOLTUION NO. 1155
A RESOLUTION OF TtIE PLANNING COMMISSION OF THE
CITY OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL
USE PERMIT ON APPLICATION NO. U. P. 70-340 OF
TRI- STATE ENGINEERING COMPANY.

The Planning Commission of the City of T~stin, California
does hereby resolve as follows:
1. The Planning Commission finds and determines:
a) That a proper application. (No. U. P. 70-340)was
filed on behalf of TRI STATE ENGINEERING COMPA:Y
for a Conditional Use Permit to establish a
drive-through dry cleaning operation on the property
described in Exhibit "A" attached hereto.
b) That a public hearing was duly called, noticed,
and held on said application.
c) That the establishment, maintenance and operation
of the use applied for will not, under the
circumstances of the particular case, be
detrimental to the health, safety, morals, comfort
and general welfare of the persons residing or
working in .the neighborhood of the proposed
use, and it will not be injurious or detrimental
to the neighborhood or the general welfare of
the City.
2. The Planning Commission finds that the proposed
drive-through dry cleaners is compatible with permitted and
existing uses; would not have an adverse effect upon the
adjoining properties; and is hereby approved, subject to
the following:
a) Installation of full street improvements including
curb and gutter, sidewalk, paving, drive approache~
and street trees in accordance with the Master
Street Tree Plan.
b) Installation of one street light with the agree-
ment by the developer to underground said service
at his expense and participate in an underground-
lng district at such time as general undergrounding
in the area is effected.
c) An adequate water main system with an approved
hydrant shall be established to meet the fire flow!
requirements, or the developer furnish his
agreement and a $500.00 bond in lieu thereof for
a period of two years. The bond would be refund~
if the improvement were not constructed within thi~
two year period.
d) A 10-pound ABC dry chemical extinguisher shall be
provided and located near an exit.
e) Specifications of the dry cleaning equ~py,,~.nt
be submit~-ed to the office of the State Fire
Marshal in Los Angeles for approval.

f) Review.and final approval of development plans by
the Development Preview Committee.
