Whereas, the proposed zone Change .(application ZC 70-210) of R. T. FRENCH DEVELOP~/~ENT CO:/.PAI'[Y has been duly .advertised and a public hearing conduct¢ for a zone change from R-3 and R-1 to PC-C-2 and PC-R-3 for that property located approximately 300 feet southeasterly of the intersection of Street and Yorba .(legal description attached and a part of this'resolution~ and; 2. k~ereas, the proposed development would be in ac- cordance with the General design of plot plan dated April 22, 1970~, as prepared by Burke Kober Nicolais Archuleta =nd part of a' ~aster plan fqr the total 43 acre development, and; 3. %,,~.ereas, the project would be under the review and development controls of the Development Pre- view Committee, and; 4. ~ereas, the proposed zone change would in be an automatic amendment to the general plan the Tustin Aroa General Plan. Now, therefore, be it resolved that the Planning Co.r,mlssic recommends adoption of the requested zone change subject to the following.- 1. Compliance with the stipulated requirements of u~e City Engineer for public improvements per Stai~ ~eport dated April 8, 1970. 2. A maximum density of 216 residential units wi:h authority granted to the Development Preview Conumittee to.adjust the density if determined essential to gain the desired a~,~nities and design criteria. 3. Review and approval by the Development Preview Comn{ittcc and City Staff (City En~3incer, ?irc Chic,~'~, Building. Official and Communiuv~ ~,",,.~1-~ . ..... Director) of '~ho ultimate projec~ design and development. 4. Submission and approval of a Use Permit biz the Planning Commission prior to development. 5. Coordination of total project review and 'design by the Development Preview Co.'mmit~e of the of Tustin and the Orange County Architectural Control Board.
