The Planning Commission of the City'of Tustin, California~ does hereby resolves as £ollows: 1. The Planning Commission ~inds and determines: a) That a proper application (No. V. 69-258) was filed by TUSTIN ~EDICAL GROUP to permit an under- ground parking structure and utilization o~ an adjacent lot for parking on the property described in Exhibit A attached hereto. b) That a public hearing was duly called, noticed and held on said application. c) That the adjustment hereby authorized will not constitute a grant of special privilege inconsistenu with the limitations upon other properties in the vicinity and district in which the subject properny is situated. d) That because of special circumstances applicabi~ the subject property, including size, graphy, location or surroundings, the strict appzl- cation o~ the Zoning Ordinance will deprive subject prope'rty of privileges enjoyed by other properties in the vicinity and under identical zone classifi' cation. 2. A variance is hereby granted as applied for subject 21 Ii to the ~ollowing conditions: 22 24 25 a) Submission and approval of a Parcel Map creating one parcel £rom the present two lots. b) Dedication o~ right-of-way for that portion of Street lying within the subject pro[~erty in accord- ance with City of Tustin Precise Alignment No. i. c) Construction of full street improvements on the wes'~ one-hal£ of "B" Street, d) Installation of underground utility service con- nections to the building. e) Provision o£ one (1) ten pnund ABC dry chemical zmre e~.~inguisher, at each level located ina conspicuous and accessible location. ("Break Glass" cabinets are recommended) ' Installation of a six (6) inch water main and a £ire 'hydrant.
