P. 69-305 OF C_.. _W. ~RIC.KSON. The Planning Commission of the City, Tustin, California, does hereby resolve as follows: 1. The Planning Co~mission finds and determines: a) That a proper application (No. 'U. P. 69-305) was filed on behalf of C. W. ERICKSON to permit the eStablishm2nt of a 154 space Mobil~ Hom~ Park on the property described in Exhibit A attaChed hereto and incorporated herein by this reference. b) That a public hearing was duly called, noticed and held on said application. c) That the establishment, maintenance and operation of .the use applied for will not, under the circu~a- .... stances of the particular case be detrimental to the health, safety, morals, comfort and general welfare of the persons residing or working in the. neighborhood .o£ the proposed use and it will not be injurious or detrimental to the property and improvements in the neighborhood or the general welfare o~ the City. d) That said conditional use Permit should be granted. f 2. The Planning commission hereby grants a Conditional Use Permit to permit the establishment of a 154 space Mobile Home Park subject to the following conditions: a) Installation o~ four (4) fire hydrants, which shall be supplied by eight (8) inch water mains, in accordance with dspartment standards at the follow- lng locations: 1) The east corner of Lot 1. 2) The north and east corner planters of. the recreation area. 3) The east corner of Lot 62. ,. b) Provision of adequate fire prot0ction (portable ~ extinguishers) for the recreation center. · c) Granting of an additional seven (7) feet of right2 of-way for Browning Avenue in accordance with the Master Plan of Arterial Highways subject to the : approval of the City Engineer and the City Administrator. 10 11 12 13 14 15 16 17 18 19 2O 21 25 £6 28 29 3O d) Dedication of a 60 foot easen~nt for strcet pur- poses along the northeasterly side of the parcel adjacent to the Santa Ana Freeway. (Use a~ part of subject Mobile Homo Park shall be permitted subject to the granting, of an encroac~.~,~nt by the City Council.) This condition may be wa by the City Engineer and City Administrator. e) Construction of full street improvements on ing including curb and gutter, full concrete side- walk, asphalt pavement, and ntreet trees in ac- cordance with the City's ordinance and Master Street Tree Plan.
