U.P. 69-291 OF PRC DEVELOPMENT CORPORATION. mmISSION ~OF THE CITY OF TUSTIN, CALIFORNIA, GRANTING A CONDITIONAL USE PERMIT ON APPLICATIQN NO. U. P" "6~-~9I OF. ~-~ DEVELOP~-~NT CORPORATIOn. -- - The Planning Commission of the City Of Tustin, California, does hereby resolve as follows: The Planning Commission finds and determines: , a) That a proper application (No. U. P. 69-291) was filed on behalf of PRC Development Corporation, for a Conditional Use Permit to permit construction of a 246 unit multiple residential development on the property described in Exhibit A attached hereto and incorporated herein by this reference. b) That a public hearing on said application was duly called, noticed and held. c) That the establishment, maintenance and operation of the use ~? appl~d for ~11 not, .under the circumstances of the particular case be detrimental to the health, safety, morals, comfort and general welfare of the persons residing or working in the neighborhood of the propOsed use and it will not be injurious or detrimental to the property and improvements in the neighbor- hood or the general' w~lfare of the City. d) That said use should be permitted. 2. A Conditional Use Permit is hereby granted as applied for, subject ; ,. to the following conditions: ~ .~ . a) Distribution of fire hydrants to be approved by the Fire Chief. b) Water lines and valves to be approved by the Fire Chief. c) Fire extinguishers to be approved by the Fire Chief. d) Provide public sewers to serve the development together with any necessary off-site sewer and easements to connect to ex%sting Sanitation District or City of Tustin sewers. e) Provide street lighting on Main Street. f) Curb, gutter, sidewalks and pavement on Main Street shall be constructed to City standards and approved by the City Engineer. g) All public utilities shall be installed underground in confor- mance with accepted standards of utility companies. h) Provide street trees in accordance with the Master Street Tree Plan for Main Street. i) Provide adequate drainage facilities to serve the development and connect to the existing County drainage facilities. Those segments of existing irrigation lines conflicting with any proposed construction shall be removed and relocated or collapsed and back filled, or otherwise made to conform to the specifications of the City of Tustin Building Code, to the satisfaction of the City Engineer and the irrigation line owner. k) Approval of plans by the Architectural committee. 1) ~That a 3 foot high wall or fence be constructed along the · Main Street frontage, on the front property line, except at the two driveways and the main pedestrian entrance, to the satisfaction of the Architectural Committee. ~ PASSED AND ADOPTED at a regular meeting of the Planning Commission of the C~ty of Tustin, California, held on the 10th day of March, 1969 .~.0t~h day of March, 1969.
